Tatty carpet on stairs. Light bulbs not working. Poor shower. Few mugs and cutlery.

Plenty of space. Handy for shops and parking outside overnight.

Bathroom was lovely, clean & modern but shower water pressure was low & water not quite warm enough

Great location in the middle of a lovely town. Free Parking right outside. Good base for exploring the town & surroundings. Quiet even though we were in the town centre. Our dog loved it too. Very friendly local people.

Getting in the main front door! Luckily other guests were going in or out and helped me.

Very clean and comfortable. Having a fridge was a bonus. Town centre location with free parking opposite.

No welcome pack, had to text for WiFi code. Finishings were poor. No toiletries apart from hand wash. Ran out of toilet paper and had to use napkins. Slug and slug trails at bottom of stairs.

The bedroom was nice. Location was good. WiFi worked. Lovely view of the square. Plenty of space.

Electric Shower was going hot and cold. A lot of noise heard throughout the night.

Property was very clean and tidy. Size of room and en-suite was great. Flexibility of checking in. Allowed pick up of keys prior to checking in later.

For anyone with mobility issues, room 4 is on the 3rd Floor which might prove difficult and also due to the spiral staircases.

Great location in the centre of kelso. I attended a wedding at Ednam house which was walking distance. Nicely furnished and comfortable room, comfy bed (room with 2 single beds). The fridge and microwave & kettle were handy. The bathroom was spacious and modern. There is a Greggs across the road. I went to the Knowes Eatery and Coffee House and had a nice cooked breakfast. Recommended. I would highly recommend the guest house, great value too.

I wouldn't say a dislike, but, the hallway to the rooms is in need of a little refurbishment. The rooms seem to be updated, so the hallway could be next on the owners plans. Lovely stay.

Lovely room right in the centre of kelso. Very clean, and the beds were very comfortable. The room had a small kitchen area, also, that was a great bonus. We have stayed a few times now and wouldn't think twice about booking again.

Left hand side of stairs had a shoulder jarring obstruction as you went upwards, which made carrying backpacks/luggage a bit of a hindrance. We carried them which was fine but if you don't like stairs or are elderly this may be a problem.

Location brilliant, free and easy parking

The water pressure is poor - perhaps a power shower would help. The door lock was very dilapidated and hard to open and close. There was a notice about on-going refurbishment, so hopefully this will be remedied as part of the work.

Lovely large apartment right in the centre of Kelso. It was the ideal location for attending the concert at Floors Castle.

The stairs to the room - runner is worn and loose in places, makes carrying a baby up and down more difficult Some small areas of the room could have been better but there was a sign advising renovations were in progress.

The guesthouse was in a great location, the room was a great size for us as a family and communication was good before the visit

Though the rooms were ok, they do need a little modernisation though the owners are doing that throughout. my wife (whom has mobility problems) found the staircase a bit difficult due to the narrowness of the staircase and also the carpet being a bit loose in places.

The location was central to the middle of Kelso and in easy reach of places of interest and also restaurants / cafe's/ bars and shops. the free car park straight over the road is ideal too as too was the lovely smell from the bakery below. One bonus is that pets are allowed so a family like mine whom include a dog as part of the family this is a very bonus point.

The main problem was the stairs but this is hardly something the host can change. There is still a bit of noise from the square outside but that ended when the venue opposite closed.

We liked the location. The room was nice. Beds were OK, we both have back problems so tend to be hard to please. Room had everything we needed and everything seemed clean. We liked self-check-in. If I had any suggestions it might be a hook for hanging clothes in the bathroom and maybe a light over the mirror because it is a little dark for anyone applying make up. Overall we would definitely stay again.

I stayed at the Central Guesthouse for 7 weeks during a university placement in the Borders. The guesthouse was good for money and made me feel super comfortable during my time away from home. The rooms were lovely and always immaculate. The kitchen facilities were fab and really useful. The bathrooms were beautiful and had lovely powerful showers. Whenever I needed help or had a question Sharon was always at the other end of the phone to help me and she was always super happy to help. The beds were comfy and clean bedding. The location is spot on for anyone as it’s right in the centre of the town. I would recommend to any student needing a place to stay and any other person looking for a place to stay for a holiday because it’s fab and great value for money. Thank you central guesthouse. I will be back!

We had a lovely stay at the central guest house. It is well situated in the centre of the town and very easy to find with parking straight opposite. The bedroom was lovely and clean with the bathroom spotless. It was nice and unexpected to find a small fridge, microwave, kettle and toaster in the room together with cutlery and mugs, plates etc. Although we never used these facilities we thought it was a good idea. The beds were very comfortable and the room exceptionally quiet allowing for a good nights sleep after a long drive. Access to the property was easy with clear instructions both sent by the booking message and text. We would definitely stay here again and recommend the property to anyone looking to stay in the area.
