Lack of Wifi in bedrooms was annoying. Bathroom in room 10 was awkward & in dire need of.modernisation. The lift was antiquated & tiny - but at least it worked. Bit of a quirky hotel all round!

Breakfast very acceptable, good range of foods, staff helpful nice airy room with sea view

we went to the Regency Restaurant one evening after hearing how good it was supposed to be, how wrong were we, it was an expensive terrible experience never to be repeated.

This was our 3rd time at this Hotel & in the same room, we love the view & the large windows. Will definitely be returning sometime.

If your looking for a place to stay close the sea The Beach is a good choice.

It was perfect for our purposes, a place to sleep not a place to stay. The only issue was the outdated decor but it looks like the rooms are in the process of being updated

The location is amazing, just off the seafront. We stayed after completing the London to Brighton Bikeride, the staff were really great at helping us store our bikes securely and checking us in quickly. The decor in our room was a little dated and had seen better days, but the laundry was new and spotless. Our rate included breakfast, which was a buffet of cereal, yogurt, toast, and English breakfast items.

The shower was quite dirty. Loads of hair and gunk in the plug hole. The windows were dirty too. Don't want to moan though as we had a brilliant weekend and it was worth the money

Lovely breakfast. Lots of choice Brilliant location right next to beach and not far to walk to The Lanes. We could see the beach outside our window

Rooms and bathrooms are a little tired. But on the whole, a great stay. Would be great to have an opening window in our room, and 100% needs ventilation in the bathroom.

Staff were super friendly and helpful. Breakfast was very, very good. Lovely clean towels every day, more than you get in some big chains nowadays. Beds are very comfortable The main lobby was modern and well kept, it would be nice if rooms had the same upgrade.

Lift was so old and scary. Toilet seat was stained and enamel had come off bath. So not a nice bathroom experience. Lovely hotel just needs some tlc.

Staff were lovely, sea views were great and not far from centre and beach.

Staff not very welcoming, seemed like they didn't want to be there. Have to give your key back to reception every time you leave otherwise they fine you £160 every time. Extremely unfair, this definitely needs to change. Key cards or spare keys should be given. One time we came back and there was no one on reception, had to wait 10 minutes for someone to arrive so we could get our key. No wifi in room. Bathroom door doesn't even close, let alone lock. Our double bed was 2 singles pushed together and was king size, yet the duvet was double size and way too small for the 2 of us. Rooms need modernising, decor is very old fashioned and worn. A lot of broken furniture, bedside tables and bathroom shelf both broken. Some lights didn't work. 2 plug sockets also broken. TV only switched on from the plug, also embedded text over screen which was impossible to get rid of, and only 7 or 8 channels. No mini fridge or safe. Headboard on wall where the double bed used to be, looks very odd, now the double is squashed against the wall so they could fit an extra single in there.

Great location, decent breakfast, room fairly clean.

The staff were fantastic and went out of their way to help you. The lady at front desk was very helpful in moving us to another room on a lower floor. The staff at breakfast were offering tea, coffee and toast as soon as you sat down. They too were very helpful catering for my mums allergies. All the staff worked very hard.
