Not really a 'hotel', have to check in before 5.30pm which was a challenge and put pressure on my day.

    Great location and friendly staff

The bed was a bit soft for my liking but still managed to have a good night sleep. The shower is in the main bedroom but again this did not bother us.

Great location on the beachfront about 20 mins from Hastings old town. There is a lovely beach bar right in front of the hotel and we enjoyed our stay.

The view from the window in room 8 is poor. The view from the window in room 7 is even worse. It's really poor. I stayed in room seven. The windows have anti pigeon nets hung outside them, with the offending birds being clearly seen and heard too. Perhaps that is standard procedure for a rear facing, coastal B&B. It's a first for me, though. If you are one who likes to look out of your window during your stay, like myself, insist that you DO NOT take room seven. You will be disappointed.

The property is easy to find. The staff were great. The room was spacious, pleasant, and clean. As a tall man, however, there was a potential to bang my head when visiting the toilet. The Big Breakfast is filling and tasty, albeit at a little extra cost.

Location . Room was lovely . Huge windows , the best sea view . Staff were very friendly . The whole place has a great vibe and it’s so central. Had to pay for breakfast but you are given 20% off and it was a lovely breakfast . Will definitely stay here again when we go back to Hastings

All of the wardrobes in the room were nailed shut so space for clothes etc was very limited. There was a small hanging rail with 3 hangers on it. Our room was up 3 flights of stairs which wasn't a problem for us. Unfortunately the carpet on the last case was in poor condition compared to the other staircases.

Great location. Lovely spacious room, very clean. Food in the bistro was great and the 20% discount for residents was a lovely surprise. We would definitely go again.

At no point in the reservation did the hotel mentioned that the bathroom is outside the room. You have to cross a hallway in your pyjamas and bump into strangers - definitely doesn’t scream “relaxing holidays”. The towels and linens were heavily stained - in various degrees and types of them, so there’s a stain for everyone. The staff who checked us in was unwelcoming to the point of discomfort, as if they were paying us a favour. Oh yeah and the whole “we can keep your luggage for you", specifically written in a leaflet featured in your bedroom? No more. They won’t and you are left high and dry (and carrying your bags around)

The view is great. Top notch location. Right in the heart of St. Leonard's promenade, across the street from the sea, with great restaurant options and fairly close to the train station. Near shops and groceries if you need them.

Property couldn’t have been closer to the sea. We booked two rooms and one of them was on first floor and had the most amazing views and was a really beautiful room. Our other room was perfectly comfortable and well furnished but was basically in the loft and wasn’t quite as nice as the other. The bar and breakfast was excellent and the staff were so so so helpful
