Great location and lovely and clean room. Very easy to follow instructions from the owners and plenty of communication along the stay. Be mindful that the room is up an old spiral staircase - good footing for a spiral staircase, but I wouldn't want to carry too much up them!

The windy, steep staircase was a bit tricky to get up with suitcases and I don’t think this was mentioned until we got the details for check in. We just happened to stay when it was a very windy weekend so the windows and doors creaked a lot at night so we didn’t sleep well.

The room was right on the Royal Mile so very central to everything we needed/wanted to see.

Be aware that access is via a very old stone spiral staircase. I loved it but it was quite a climb to the forth floor where our room was, and wouldn’t be suitable for everyone.

Though we know that there is no elevator because it is a historical building It was hard for my child to step up the slop stairs to the fourth floor It would be nice if we could find tissue papers

location is very close to all the mail attractions though we did not meet any stuff but they were responding immediatly when I send them The kitchen is well suppliied with all what we need . The heater also The instuctions posters with puctures are everywhere in the accommodation which make it very clear to use the key box + shower + even how to use the sofa bed Thank you Royal mile for making our experience in Edinghbra even better

The clothes rack was broken. So we couldn't fully use it. There was a previous guest's "used" shower gel still in the shower cubicle, and there was black "mold" along the shower hoses. The shower backed up and wouldn't drain the first day. However, it was quickly rectified. Overall, it was a decent stay... since the location was great.

The location was awesome. Very close to everything, just a short walk to the train station.

There was nothing that we didn't like, but the property is accessed from a spiral staircase and would not be suitable for the elderly or anyone with mobility issues, however, we had no problem with the stairs and found that they added to the charm of the place.

The location was perfect for us, smack bang in the centre of the Royal Mile. The property is within an old building which gives the property real character. The room was clean and tidy and the facilities were excellent with additions such as a small kitchenette. Communication from the owners is good with clear instructions on how to access the property etc.

The stairway up to the room. It's a concrete, spiral staircase in the mould of 18th century steps leading to a tower. Too narrow , not enough room for two people to pass. I felt sorry for the few old people I met carrying the suitcases up and down this dangerous stairs. But it's unique and I guess adds to Edinburghs glorious history.

Nothing. The property was exceptional and the only downfall, which was expected and told, was the access to the property which in fact makes it feel even more rustic and cozy, especially in the winter months.

It was an honour to stay at a building that’s so old, I loved everything about it. we stayed at level 10-11 so the stairs going up were challenging😅 but so so worth it. it was amazing; the location, the comfortable beds we slept so well, loved that there was a little box of Scottish biscuits 🍪 waiting for us, coffee, tea everything you get at any Hotel. I would definitely recommend it, such a safe place to stay in, don’t let the finding keys and opening the door put you off as it’s easier than it looks :) I actually never stayed in an accommodation type place so this was my first experience and I loved every bit of it.

The old sash windows opened, but the mechanism to keep them open had been removed, probably for some health & safety reason, so they closed when you let go. The bathroom door knob was stiff and hard to grip - somebody with arthritis would really struggle to open and close the bathroom door because of this. Owner - please consider replacing your doorknobs with handles. For us the stone spiral staircase was not an issue. However, note there is no lift (elevator) at the property and you have to climb these stairs - it should be stated more prominently in the listing to avoid any potential misunderstandings. We tried to iron a shirt using the iron and table-top ironing board. The board had a gross odour which transferred onto my shirt. The iron was cheap and nasty. So do not stay here if you plan on ironing your clothes.

I stayed in room 10 aka 'Robert the Bruce', a double en-suite room. Central location 5 minutes walk from the castle. Bathroom was clean and modern with adequate ventilation and an easy to operate shower. Bed was very comfortable with a choice of soft or firm pillows and an extra blanket. The room was clean and tidy throughout. No bad smells. After booking you receive an email from the owners with detailed instructions and photos showing you how to collect your room keys from a safe outside the door using a 4-digit code. Overall the room was great for a two-night stay.

Our room was located on the 4th floor - there is no lift and the stairs are steep and dark. That’s probably the only negative thing I could say about this acommodation.

Location wise is perfect, right in the middle of the Royal Mile. It is near all the interesting attractions Edinburgh offers.
