    Little bit confusing where we were going as another beautiful house next door. Once found though was easy.

    The female staff who was the landlord's wife on the phone was well known impolite, it happened more than once. I booked for two days, the second day morning when my daughter and I were outside, I was suddenly told to change rooms for my two days stay, the text messages were kept sending to my phone when I attended an office appointment, it was very disrespectful and unprofessional. Although eventually I was told no need to change room, the messages disturbed my office appointment meeting. It was such a nightmare had to deal with the landlord's wife despite the rooms were lovely and comfortable to stay. The price seemed become higher, so not easy to book more.

    Rectory Farm generally was super clean with their beautiful rooms, very impressive. It was very comfortable to stay, not far from city centre which was amazing because the postcode sounded far but it was convenient to the city centre with a car or public transport. It needed to walk 15-20 minutes to the supermarket nearby. The housekeepers were generally good.

    When we booked. The information was 'breakfast included' We were not informed at any point that this would be a few items chosen by the hotel staff and left in the kitchen for us to use. This needs to be made clear as part of the information provided to customers so they can make an informed decision about the price per night and if it constitutes value for money.

    The location was good for us. Great for walking and biking.

    Too far from centre Not very good for disabled Couldn’t park close while unloading luggage Very limited offer of drinks etc The whole area was not suitable for disabled scooter! Had to keep crossing busy roads to get along the roads to anywhere

    Unclear at first how to find out which building we were in. Other guests helped by showing us to the envelope rack which clearly showed all instructions

    Basically, the majority of the rooms are not in the mansion on the picture but in the chalets near. You’re entering the rooms directly from outside, which we didn’t know. And there’s no staff in place at all. It’s self check in and checkout, which is okay, but we had a problem with the remote control in one of our rooms - it was not working, and there’s no one to help. I messaged through Booking and called the phone number, but no one responded. I received a message 24 hours later when we’re already miles away.

    The rooms had everything (except for the fridge, but it’s normal for UK). They were clean, the beds were big and comfortable. Big car park.

    You could not leave your windows open at night because of the M1 traffic noise. Our room was on the back of the hotel 1st floor.

    The hotel was a good price and set in a beautiful location.

    Not dislike persay but the automated key system was interesting - help from another couple sorted the issue ie you need to swipe the menu on the Ap right rather than left to get to the key tab! Other than that all good :-) Oh and if being very very picky the main light could do with a clean inside as dusty i side noticable when switched on!

    Room (HO4) was lovely - had all that we needed for our overnight stay. The room was clean (except for light see below)

    Nothing to highlight . Maybe a full standard lamp to assist reading in the main area. The storm brought premature darkness - we came back to enjoy the gardens the next morning after breakfast to view without the rain and found a very promising wedding venue.

    What a wonderful place to spend a night (and could easily spend more) we had a fabulous room overlooking the gardens. Whilst there were places that could be walked to - sadly the rain put paid to that - so very good to have the beautiful lounge area to sit in and watch the storm pass over the semi circular of our many aspect windows . Good deep bath. Great shower. Just enough tea/coffee bits to keep us going till breakfast.

    We did not see any staff whilst we were there.

    A little sad no breakfast on site. Went to garden centre, which was ok. Would love to try the Tudor Hall next time.

    Loved the location and garden. We slept really well. Loved having sitting and extra space in the room as husband has Parkinson’s and doesn’t sleep well. He was able to get up and stretch legs in the night without worrying about disturbing me. Nice shower. Relaxing ambiance all round. Good value.

    We only had one bath towel between us both. WiFi was bad in our room. The room was small with low ceilings in the bathroom.
