Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomNo fault of location, but gps takes you somewhere else initially, but host guided to property. Also, as maps have memory no issue from then on. A personal choice, is that I like a room to be dark to sleep, so early morning light through door window so woke early. As staying only a few days it was no big deal.
Location suited me as between areas I visited & loved the idea of being built above garage so able to see for miles across the countryside. The studio is fresh, clean & modern. Host welcoming, helpful when I had a query & lovely surprise when I left.

United KingdomThis was the last place from a long trip, so a washing machine would have been convenient, but it did not take away anything from my stay.
Such a lovely place, the views were amazing and the apartment comfortable. Had a welcome card from the host which was a lovely touch. You need a car as a distance from places. Hosts were really friendly and amenable. The small touches like placing milk in the fridge for a cuppa when you arrived etc. great place recommend it 100%

United KingdomNothing negative to add.
Prospect Perch surpassed all our expectations during our recent stay. It felt less like a typical B&B or lodge and more like a home away from home, thanks to the thoughtful touches and attention to detail provided by the hosts. From finding a milk jug ready in the fridge for a comforting cup of tea upon arrival to discovering a welcoming card and scented toilet rolls, it was evident that the hosts had put in a considerable effort to make our stay perfect. Victoria, our host, was an absolute delight. Her warmth, attentiveness, and hospitality made us feel more like friends than guests. Nothing was too much trouble for her, and she went above and beyond to ensure our comfort throughout our stay. We left feeling not only refreshed but also looking forward to returning soon. The location struck a perfect balance between rural tranquility and city accessibility, with the peaceful surroundings offering pure relaxation while still being conveniently close to the city of Wells. The property itself was impeccably clean and fresh, leaving us with no complaints whatsoever. Moreover, Prospect Perch offered excellent value for money, providing all the amenities one could ask for, including a fridge, cooker, toaster, microwave, and kettle, making self-catering a breeze. Thank you, Victoria, for a truly memorable stay. We can't wait to visit again soon. Warm regards, Benjamin and Family

United KingdomProperty is located in country side with amazing views, but not too far from the City of Wells. Shop are 4 minutes drive ( Morrisons and Lidl ) and city centre about 7 minutes drive. I visited The Wells Cathedral, The Bishop’s Palace, Art Gallery A2, and Wells market on Wednesday. Weather was good and sunny except one rainy day. I stayed in cosy apartment, reading book, did a bit of pampering and enjoyed peaceful day. Apartment is clean and well equipped for self catering. Bed is super comfy. You can log into Netflix / BBC iPlayer on smart TV. No WiFi issues at all. I have met Joe on my arrival. I asked him for help with some issue. He was very healthful, friendly and kind and resolved an issue promptly. Level of hospitality is 5 ⭐️ . You can contact Victoria or Joe anytime, they are happy to help.

United KingdomIt would have been amazing if there had been a coffee pot/cafetiere. I missed my morning coffee. But this is a very small thing and easily sorted after a trip to the supermarket and purchase of some ground coffee bags. Also a pack of cards or perhaps a board game or two might be fun. But I don't want this to be taken as a negative because I've nothing negative to say, only what might have made it even better.
I was greeted by Victoria and the property was open, keys were in door. The apartment is impeccably clean and very comfortable. The views were beautiful. I heard lots of wildlife (owls and woodpeckers) and would like to visit again and so some more walking as it's a lovely area. I had my two children (14&10) staying with me and the room was a decent size for the three of us. The bed and sofa bed, were very comfy. I'd say it would be a little snug for 4 but two adults and or perhaps small children would be fine. The kitchen had most things you'd need for a short stay. The bathroom was nice, shower was hot. There was a good hairdryer. The internet signal was very good and there was a smart telly so we could watch Netflix and Prime. On arrival there was milk in the fridge, a small bottle of wine and a basket of little snacks and sweets for the children. Also tea, instant coffee, sugar etc. There's parking right outside for 1-2 cars. We loved it and it was fantastic value for money, I was amazed at how reasonable it was for a half term stay. The hosts are lovely.

United Statesnothing I can think of
First of all the owner showed us warm hospitality. I really enjoyed the location. The area surroundings around our cute apartment, was beyond my expectations. The countryside was beautiful. I even took a walk and it was so close to the city center. Anyone planning a trip to Wells, consider this cozy studio apartment. Be warned that this place is a gem and probably will book up quickly as the tourist season approaches.

United KingdomI didn't find any instructions for the heated towel rail - though I may have missed them. A small cafetiere would have beennice but otherwise the small kitchen was well equipped. Finding the property in the dark first time round is less than easy and the postcode isn’t much help ! Victoria did send directions but data issues my end meant I didn’t get them in time so relied on the postcode, sat nav and a helpful neighbour. So my tip is to make sure you’ve got detailed directions before you set off !
Very attractively furnished and decorated and very comfy bed. Victoria was friendly and helpful. Nice to arrive to a generous hospitality tray and fresh milk in the fridge. Lovely large towels and good shower. Nice quiet location with good views across the countryside- good for stargazing as very low light pollution. If I go back to Wells I would certainly book again.

United KingdomA couple of little things to niggle about is not having a tumbler in bathroom to rinse teeth off after cleaning , had to use the tap , and no charging point for electric toothbrush and shaver. so i would bring an adaptor plug and the problem will be sorted But my toothbrush stayed charged for the whole 4 days , Would have been nice to actually see Victoria , as i let myself in after a voicemail to her as there was no answer on her door . but she got straight back to me and said door was open let yourself in . But i met her mother when i was leaving and she was lovely , and we had a nice chat
Loved the property was very clean . bed was very comfortable , and had all facilities for eating and cooking , wardrobe with drawers , and a few hangers , hairdryer , iron and little ironing board on top of wardrobe ,bathrobes provided but i used my own , and towels . and a little dressing table with mirror , and benches and table to eat on . Had my food in fridge and ate out most of the time so did not use any cooking facilities , but were there if i needed , cooker ,microwave, and all cutlery , cups , plates , bowls saucepans etc. Shower and bathroom lovely , And beautiful views from the 2 doors , saw some lovely rainbows , on the one rainy day i had , and a very easy to use tv . would fully recommend . Lots of information on table of places to visit . And the views are amazing. There is a fantastic taxi service using the card she left in the kitchen and all the drivers were lovely .
