Sharon was lovely, and went above and beyond to accommodate us. The room is in a fabulous area, right next to Lark Lane, yet there was no noise. Between this and the comfortable bed, you will have a good night's sleep if you stay here.

Unfortunately, there was a problem with the boiler, so it was a game of chance whether I could have a shower. I totally understand. It’s just one of those things and it wasn’t the accommodations for today. CLACTON juniors couldn’t come out to fix it. Sadly I did put the dampers on my stay.

Steep stairs to go down to the basement studio were a bit of a challenge for my elderly mother.

Comfortable bed, clean and well equipped room, good value. Helpful and friendly host. Excellent location for the Sefton Park / Lark Lane area, and good public transport links into city centre.

I suggested to my host that a non slip shower mat might be appreciated by some guests.

There was no breakfast but that was reflected in the price. However, there were several places where one could breakfast less than ten minutes away.

All was Great. Just for me little too dark in the room, as its down below floor. Also as im non-smoker then I could smell the smoke smell. But seems its common in Liverpool.

I absolutely loved everything about this property. It totally exceeded my expectations. It was so warm and so cosy. It was spotless and the decor was stunning. It was absolutely so close to Sefton Park, right next to it, which was were I wanted to be. I mean this property was just perfection.

I cannot say anything negative about this place other than I wish my own bed was as comfy as this one!

Location - brilliantly located right next to Sefton Park and Lark Lane. On a quiet and peaceful tree lined street full of grand beautiful properties. Host - Perfect Liverpudlian hospitality, very lovely and helpful, good communication and explained everything I needed to know. Even some decent local tips on where to go and socialise. Left me to my own devices and I felt undisturbed in my room. Room - great value for money, huge, very warm and cosy, comfortable bed and bedding, plenty of towels, toiletries and hot water. Also lots of storage for hanging clothes and unpacking. I liked the tea / coffee / hot choc making facilities a lot. The room does have the boiler in a corner cupboard but it really is minimally disturbing and did not cause me any issues. The en suite is also very big, warm and EXCEPTIONALLY clean! I had a better night sleep on that comfy bed than I do in my own bed, so peaceful. If you want a comfortable, warm, welcoming and enjoyable stay in Liverpool then this place is a must. None of the unnecessary trappings of a hotel, felt more comfortable and personal with it being a basement en suite room in someone’s home. Don’t let that dissuade you, you’re free to come and go as you please completely unhindered.

Unfortunately the water heater is placed right beside the bed. It is not terribly noicy, but it if wasn't for that, the room and location is perfectly quiet so it is really a shame.

Location is excellent as you are close to a lot of green areas and towns. Bus gets you everywhere as well!
