    The room, although small was very well set out, bathroom was ideal and the shower cubical a good size. The location was good for local facilities and well positioned for the beach and centre of Brighton

    There was only one problem after some heavy rain I could hear a constant dripping noise and I don’t know if there is a bit of blocked gutter causing this - sorry it seems very trivial but after about an hour and being a light sleeper it was a bit like water torture 😢

    The bed was really comfy and the little bathroom perfect for what I needed

    Windows had to be kept closed due to pidgeons. Would be better to have spikes outside windows to deter the birds.

    The room we stayed in stunk of stale smoke and the shower head had quite a build up of limescale. Not too many plugs by the bedside either

    Location was great, staff were very friendly and helpful, bed was REALLY comfy.

    The stairs but that only because I’m very unfit.

    Its location is perfect, close enough everywhere was walkable yet in a very quiet area. Loved the decor and the whole aesthetic.

    The location is great, just a short walk to city centre and 2 min walk to the beach. Staff were lovely on check in and accommodated me checking in 30 mins early. I felt safe as a solo traveller.

    The parking situation isn’t great, but the knowledge of the staff getting you parked up was brilliant and so helpful. The pillows were a little hard (but that’s just a personal opinion). The seagulls in the morning were very loud. Nothing that can be done about them but maybe consider putting little packets of ear plugs in the rooms.

    Beautifully done, quirky room. Good space. Perfectly kitted out: tea, coffee, (and most importantly) fruit/herbal tea, biscuits, bottled water, soap, shampoo, shower gel, hair dryer, iron and ironing board! Super close to the beach. Friendly staff. Hotel itself was quiet.

    The chap who checked us in was really friendly + informative + sold us a parking permit (£15 for 24 hours which is way cheaper than any public parking in Brighton!) We had room 9 on the top floor which was worth the climb up the stairs as we had a sea view from the bay window! Room was clean, comfortable and beautifully decorated.

    The shower attachment and shower heads could do with a good clean but other than that place is clean and comfortable we will stay again

    Nobody was ever present at reception. Nobody gave us a pass to reach the hotel during gay-pride . The room was very warm even with windows open. No lift

    The floors were all wonky and it gave the feeling of vertigo There was some mold in the shower which could have been cleaned a bit better but on the whole it was very clean. The TV didn't work and we couldn't get Netflix or other things we tried to get.

    The room was pleasant and comfortable. It didn't have air conditioning but a fan was provided as we were there on the hottest day of the year and this was sufficient.

    This is half hotel, half Airbnb. For example, rooms are cleaned every day and there is plenty of tea supplied, but our experience was that it was almost impossible to find or contact the staff (we tried Booking.com messaging, WhatsApp, and the reception bell, all to no avail). The rooms on the top floor are stuffy in the summer (though a small fan is supplied) and the shower is tiny and has a weak supply of water, as other reviewers have mentioned. All these are features of old town houses, but may be uncomfortable for some.

    Good location near beach and the central street of Kemptown, short walk to town centre. Easy check-in process, despite the lack of staff at reception. Some quirky design features set it apart to an extent.

    The room was a bit awkward, two heavy doors to get in and up a few flights of stairs. Anyone with mobility issues would struggle

    The location is great and the chap who booked us in was really helpful. Super comfy bed 🙌
