Attic style meant we kept bumping our heads! No remote for the television so couldn't change volume without getting up. No lift - normally wouldn't be an issue but we had just run a marathon and it was really difficult to get up and down the stairs (possibly if you had lots of luggage it could be hard as well). But normally wouldn't be a problem for us.

The room was nice - "attic style" and larger than expected. The kitchen was large, fully stocked. The bathroom very nice with a large bathtub and window above. Comfortable living area, and even a second smaller bathroom, warm heating. Location was good - very convenient in the new town.

Location a short distance from the old city center, many cafes, restaurants and bars nearby, a short distance from the bus and tram stop. Contactless check-in and check-out, simple instructions. Comfortable and well equipped room. The mattress could have been harder, otherwise absolutely excellent accommodation.

3rd floor without lift. Suitable just for people without any mobility problems.

The room was big, elegant, clean, and comfortable. The host was very helpful and attentive before and during our stay. The room temperature was perfect. The location was amazing, in the most beautiful area of the new town.

As a suggestion it would be nice to have a small fridge to store items such as medicine that needs to be kept cool. And either a few more sockets or socket extensions to recharge would be great.

I liked the clear and easy communication from the admin of the place. The room was easy to access and videos and communication made everything simple. The room was spacious with a lovely wide and comfortable bed, lots of light from the two windows and enough space to store my belongings. The bathroom was modern with everything needed and there were additional towels available if needed as well. I liked that the rooms are not being made while I stayed there, however, it is an available service if required. Even if there are bars and restaurants below, there was never too much noise and it ended well before midnight. I heard it because I keep my windows open; with closed windows no noise is to be heard. Great location which is within 5 minutes walking distance from the Airlink bus stop and Princess street. Easy walking or public transport to all places in Edinburgh.

Only minor downside to our room: The "private bathroom" our room had was across on the other side of the big landing upstairs, between the doors of other guest's rooms. I totally understand this is unavoidable if the room itself can't accommodate an ensuite, but we found ourselves having to hide/wait in there after showers to avoid bumping into other guests walking around. It would have been great if the bathroom was even next door to the room to avoid having to quickly scurry across the landing area in a towel!

Amazing location right in the heart of Edinburgh and a great view out of our window. Really comfy bed. Nice, clean room with wardrobe space, coffee/tea in room, TV. Everything we needed!

There is a bar downstairs and it's a bit noisy till late morning. But it didn't bother us so much since we were tired from walking and slept piecefully through the night. The shower head was too big and waisted a lot of water even though it had regulator of water flow. But that's just minor things which not big deal at all. Was even fun to see how little water we could spend while showering.

The fun of finding you room. Like escape room except it's reverse. Cleanness and that it had a heater for comfort and fan for cooling.

There’s no lift and the stairs are long. The shower is not stable, should be fixed.

Good location. Just a few minutes walk to the old town and there’s a lot of shops and restaurants near this place. Bedroom was cozy and pretty. The staff is really nice. He helps me to carry my suitcase although it’s not his shift in the early morning. Thanks so much!!!

One of us arrived the Thursday and had poor quality sleep. One of the four sash windows (one obscured by wardrobe) with sound proof window shut in front of it. Our friend thought this noise was something outside but sash was rattling in wind. I shut window and all was fine so partially our friends fault for not noticing but recommend leaving sound proof window open if sash open. Also TV took ages to work. we got police interceptors on eventually and were frightened to change chanel.

Location was excellent with plenty around it. Keys etc as per video provided prior to visit. Comfortable spacious room with iron etc. Would stay again.

We enjoyed our stay at No. 53 Frederick Street, a great spacious room for 3 people, very clean and warm. Also, the location is perfect, very central, and 12 minutes by foot from the main train station. The staff was very responsive by Whatsapp.

My only suggestion would be to place a small bench/side table in the bathroom. Had nowhere to place toilet bags and clean towels.

The beds had quite old mattress so the part were everyone sleeps was almost like a hole 🕳️. It was very uncomfortable 🥴
