The room and building is in a sad state of repair. There was a big hole in the ceiling of my room with exposed beams from floor above that was thankfully away from the bed. The room needs some TLC, there are some attempts to make it look a bit modern and clean. But it wasn't exactly what I thought I was getting but it was suitable for my needs but can see it being very unsuitable for a lot of people in terms of standard. Pillow was a bit too firm for my liking but I slept well. There was 1 night where no hot water was available for the shower, so I showered in the morning and had hot water.

Location was great. The hotel offers car parking at £2.20 a day and I was able to park on the street across from it. Gentleman at reception was very accommodating and polite. I booked a single room with shower ensuite and with sea views, which was amazing for the price. The room had loads of light. There is a communal microwave and Toaster in the reception area which is spacious. Room service is available if required, but I liked having no interruption. Smart TV was fitted so I could access my streaming packages with ease. No late night noises so slept well. Bed was OK.

Actually this hotel provided us with everything we needed and everything was fine

We were very pleased with the reception we received on arrival: the manager was very friendly and helpful. The facilities were fine: clean comfortable bed, good hot shower with shampoo etc provided. Even biscuits with the tea and coffee. It looks a little daunting from the outside but the security is better than some we have stayed in. For a budget hotel it was better than some we have stayed in over the many overnight stays we have had in Eastbourne and we would happily stay again.

Photos on booking.com and the rooms we stayed was day and night . You would think it was a different place . Rooms were run down and the cleaner seemed to cut a lot of corners. The room with the sea view smelled like someone had smoked in it . I am sure no fault of the owners but again not my fault either .

The gentleman at reception was very pleasant and very polite full of positive energy . The property is located right by the beautiful pier and one of our rooms had lovely view of the sea and pier . If a bit of money was spend and cleaners done a proper job this could be a gem .

For the price, there is nothing l could possibly criticise. The bed was comfortable, what matters most to me. The room was quiet, more than I thought it would, given the building location next to the see in the front promenade.

It was close to everything it needed to be for me. On the business trip, with extra stay needed it came perfectly fine to me, concidering the price vs. standard. Plus the fact it was last minute booking.

Hot water in the shower took nearly 20mins to come out and when it did only warmth was there.On checking out noone was at the front desk so i could voice my concerns so will like to see improvement on that aspect

Location along the coast was great because by crossing the main road you'll be stepping onto the beach stones(not sandy unfortunately)

We got locked in our room as a spring in the lock had bust.. we rang oyo and they had repaired the door within 40 minutes. It was just bad luck I suppose. The lift is so ancient but it gives the place character. It's a old building it does need decorating in places I'm the hallways but it's still a nice stay.

The staff very helpful and location is perfect. Parking can be a pain but it's worth it. It's the cheapest hotel around. The heaters was nice and warm shower took a little to warm up. We was on the furthest away room so maybe that's why. Staff was so kind.

I had a triple room, the beds were springy and uncomfortable there was rubbish under both beds, lots of dust in places. Only advice would be to give housekeepers more training. Under furniture and high places didn’t seem to be checked regularly.
