We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.

United KingdomApartment 6 • TERRIBLE CUSTOMER SERVICE - They take days to respond. • DIRTY TOWELS. There was a towel with a BLOOD STAIN on it, and stains on the hand towel. • WI-FI did not work. • Fan/Ventilator in the bathroom didn't work which made the tiles very slippery after showering. • NO BATHROOM MAT to step on after exiting the shower. • BROKEN Toilet Brush. • NO SPONGE to wash our dishes, we had to go out and buy one. • NO KITCHEN TOWELS/PAPER TOWELS, again we had to go out and buy this. • DIRTY POTS, DIRTY PLATES, DIRTY CUTLERY. - We spent an hour scrubbing the pots just so we could cook with the groceries that we bought prior to arrival. On night 1 we went to collect takeaway because we were extremely tired and upset to see that we would have to spend so much time cleaning before we could eat a meal. • NOISY Oven that occasionally emitted smoke. • SO MANY FLIES - We spent most of our trip chasing and killing them. We did not put any food waste in the bin until minutes before departure. The place was filled with flies on arrival and reported immediately. • The walls and floors are paper thin and it didn't help that the guests above us decided to party from 3pm-11pm. • Kunda House said they would send someone over to look at the state of the property and help us. They did not follow through with this and we wasted an entire day waiting for someone who was obviously not coming. • A week later we are still waiting on a refund for this abysmal trip. We will shortly report it to booking.com because Kunda House is clearly not helping us. Avoid.

CanadaThree charges were made to my credit card: at time of booking, two weeks before arrival and £100 security deposit - they freeze the amount on your credit card and release it after your no-damage departure. The cost shown by booking.com had not included 20% VAT, £55 cleaning fee, £4 linens fee, 3% environmental fee and 4% service charge. Comments are about Flat 4: If you need darkness to sleep, bring an eye-mask to blot out the bedroom’s bright-green safety light. Bring slippers for the bare floors. No lounge or lounge chairs, just the four plastic chairs at the kitchen table. It is hard for me to like a place whose WiFi is unreliable. The router here is a problem: almost every morning of my 12-day stay, I had to get dressed, go downstairs and reboot the router. Several evenings the WiFi went out and Netflix was impacted. Sparsely equipped kitchen - one glass, one wine glass, one lid fits one of the three pots, many missing items (I am emailing them a list of suggested, needed items). No tools to clean up with (broom, spray cleaner, etc). Bring your own shampoo, bodywash, etc. Liquid hand soap and washing-up liquid are provided. Especially on weekends, music can be heard from other flats. It would be better to have a live-in building manager to deal with errant fire alarms, router outages and maintenance issues.
Entry went smoothly. Flat 4 is one floor up. Clean. Good shower. Comfortable bed (double). Many new appliances (but oven needs attention). Separate freezer unit, washing machine, clothes-drying rack, plenty of electrical outlets. Netflix-enabled TV in the bedroom (no TV channels). Communication was by email with an unnamed person at kundahouse dot 822828 at user dot guesty dot com. Check-out instructions include the request to send them a photo of the keys as proof of departure. Location: Six-minute walk to Indigo healthfood store and Marks & Spencer food store on St. Mary’s Row, and a Co-op on Alcester Rd. Walk down Woodbridge Rd to Alcester Rd for Bus 50 to Moor Street station/Bullring in a half-hour.

Hong KongThe WiFi Internet connection was down in one whole evening. The front door key doesn't work and the electric door code system was not user friendly, I have to try several times to get the door open. I found some hairs on my bed. No shampoo or shower gel provide. The studio door locks were not properly installed, they only catch about 1mm on the door frame. There is a wide gap(2mm) between the studio door and the door frame. I can see the hallway through the gap from my room. I didn't feel safe staying in the room.

United KingdomThe critical problem was the communication from the hosts, whoever they are. There was no list of amenities on Booking.com so I messaged to clarify twice but never received any reply. So for anyone wanting to book, there is a washing machine, kettle, toaster, and towels, but bring your hairdryer and kitchen towel as there were none. I never received the code to access the studio as promised either, and was lucky to arrive at the same time as another guest - who had the same problem but had finally managed to get the code after a lot of chasing. I, on the other hand, received a mountain of automated emails with the same unhelpful messages, and when I raised the issue of problems with the electrics via messaging, someone did reply that they would send someone the next day, but no one ever appeared; so the problem was not resolved. When I arrived, the fridge was full of food from the previous guest, which luckily enough a kind person who had come to collect bedsheets as I arrived, was able to take away. It did confuse me as to whether I was in the right studio however. The studio was cold and there were no instructions as to how to put the heating on (the radiator was complicated): I messaged and got some basic instructions but I had to work it out. There were no instructions about anything to do with the stay, only a couple for the appliances. All this made for a stressful arrival after 5 hours on the M6. I also received multiple messages asking me to respond via Airbnb, when I had booked through Booking.com. Clear and helpful communication is really a basic requirement and the shambolic communication from Kunda House means I would be too worried to book the studio again. Another issue is that the house has not been insulated for noise so that you can hear everything from the other flats, and it sounded like a family of hippopotamus had moved upstairs above my head. Stomping rather than walking, so ear plugs are essential. A shame as the studio itself was great.
The studio apartment itself is lovely, with a nice design and good attention to detail. It was very clean apart from from two areas of ingrained food on the floor by the coffee table. The location and the free parking is great.

United KingdomIt was a bit difficult to use the touch pad for the access code and was a bit temperamental at first but after figuring it out all was well. Quite thin walls/ceiling as I had some very noisy neighbours directly above constantly shifting furniture around.
It was fresh, clean and very cosy. Also loved the modern feel of the place and was easy to settle into! Access to so many channels on the TV, including Netflix and a way to connect my phone was also brilliant!

The property was is in a great location nice and quiet,in my opinion it is great value for money. it also has its own private parking. it has all the amenities you will require the kitchen is fully stocked with pans plates cutlery etc. the check in process was great all instructions where sent over to us prior to our check in time, everything was so quick easy and smooth no faffing around. the apartment was nice and clean when we arrived and we couldn’t find any flaws.

Only one downside was that there was only one mirror in the whole apartment which was in the bathroom so no mirror in bedroom or any full length in the front room which was slightly annoying.

Breakfast not included but location absolutely ideal for purpose of Moseley Folk Festival. We had a bit of an issue with the door code but the person we contacted stayed on the case until that was resolved. Thank you! Would like to emphasise how pleased we were with the standard and quality of the accommodation.
