    No breakfast now as new owner and desperately needs an update rooms very basic and old carpets and shower room very grubby

    It's unfortunate that the hotel doesn't provide breakfast for its guests. There are however good cafes in the town serving breakfast.

    No breakfast. No one to give the key back to in the morning. Unpleasant smell in the (small) bathroom. TV remote was temperamental (low on batteries?). No wi-fi.

    The room was old dated very poor decorative condition the bed was terrible like a water bed every moment was felt new bed wanted mattress .left a day early we were not comfortable

    The pub and staff were excellent sandwich was great

    The bathroom needs a complete overhaul. It smelt mouldy and the bathroom curtain needs replacing. The shower leaked all over the floor. It was a mess. There is no wardrobe...we were there for 3 nights, so it was a challenge, using 2 hangers each.

    Staff were great. Room was clean. Location was superb. Free parking.

    The property is awaiting refurbishment, and it needs it, in particular the ensuite. It was a shame that breakfast was not available.

    The staff was very friendly and keen to help carry in luggage and the evening meal was good. The bed comfortable.

    Our room was like an attic room a fair size but very dated the bathroom was very small toilet and shower very noisy toilet need to be flushed a lot bed s we’re very hard not much ventilation

    The property was very old and country pub in side which suited the exterior

    Rooms are dated, staff non-existant on checkout, parking uncontrolled (seems anyone can park there, car reg not asked for).

    Bed was just a layer of foam on a solid wodden base. Bathroom small and needs updating, TV (Freeview) did not work and just displayed 'No Signal'. No bedside lightswitch had to get out of bed to turn lights on/off

    The location in the old part of Sandwich is excellent

    Your site said a hairdryer in the room, this was not there The room was not re freshed the next morning dispite asking for it Room very shabby

    Entrance way, hallway, stairs and landing could do with a good hoover and a general spruce up. Room was clean and tidy but wasn't prepared properly. No teacups, water glasses, spoons - although gladly provided once asked for. Bathroom bin hadn't been emptied Not enough to make you walk away but a little lackadaisical.

    Super location, properly dog friendly, staff very friendly & helpful, lovely, mostly enclosed garden. Free parking. We thought it was good for a one night stay

    Very short lead on the oil heater (it got quite cold at night). Also they forgot to tell me the checkout procedure (i.e., leave your key in the room door and go) and I could have left earlier had I not waited for somebody. They were very helpful once informed, though.

    The staff were very helpful and did their best to solve a problem; the customer service was excellent. Tea and coffee supplies in the room were enough for the two night stay. TV with Freeview was useful. Wi-Fi worked fine.

    We were a bit concerned that we and one other couple were the only people on site overnight. No idea who to call if there were any problems. Nobody to hand key to when we left so hope you found it. Toilet seat in bathroom needs tightening to stop it moving. Would have preferred to have breakfast on site, but the Haven was excellent and we would recommend it.

    Beds very comfy Staff friendly and very helpful when we discovered we had no hot water - fixed quickly.

    The dinner menu was very limited. I was surprised to learn there was no breakfast. There were, apparently cafes near but I didn't find any at 8 in the morning and I hadn't time to look around. The details on the Booking.com suggested, as I recall, it was a 4 star hotel. It was a very pleasant pub but not that.

    The staff were very friendly and helpful. The room was pleasant.

    The property is in need of updating and the bedroom furnishings are tired.

    Quiet hotel/pub in a peaceful location. The room was clean, the bed comfortable and the staff are friendly and welcoming.

    I stay in many hotels and appreciate the difficulties in making accommodation profitable and the temptation to not update the accommodation. I really don't mind what the furniture is like (providing the room is clean) but a lick of paint periodically would make the room feel more 'loved'!!! I couldn't get the TV to work satisfactorily (analogue) so watched some TV using my laptop displayed through the TV (luckily had a HDMI cable with me!)

    The King's Arms is a very old property and therefore the owner/manager is limited in what they can do. The decoration in the room is a little tired but reasonable clean. All normal facilities provided in the room. Meals were very good and the staff were very helpful. Reasonable value for money and parking was easy despite the King's Arms beng on the main street into Sandwich

    This is a beautiful pub. The rooms are quite basic, but they are comfortable. It's very good value.

    Like many so pubs currently offering Bed and Breakfast there's just one problem: There is no breakfast! I wish there had been as a cooked breakfast makes for a treat.

    The location was great and the 15th century building was lovely. The staff were nice and the bed was very comfortable and I had a nice view of the river. There were lots of tea/coffee/milk options in the room.
