Room above had extremely creeky floorboards which woke us up at 1am. This was more the inconsiderate guests not walking with care.

Beautiful stay and fabulous location. Very lovely staff with great info on local places to go. Breakfast was cooked fresh & very tasty.

Wonderful Guest House in the centre of Southend-on-Sea, yet very quiet. Nice, big room. Great breakfast, especially the Avocado toast with poached eggs.

Seafront parking is only downside, but travel by train - its not an issue. nothing to dislike to be honest

Have stayed here many times (probably 10+), excellent as allways, a hidden gem, always busy so availability is low, see a room, bag it, it wont be there long... brilliant, multi choice breakfast is usually included in room tarrif on booking which is a mega plus. if on seaward side amaziong view of pier and free weekly firework displays when they are showing in season.

The only downside was the quality of the bed. It was clean and fairly comfy but low. A better mattress would have made all the difference.

2nd time staying at Hamilton boutique hotel, great location for seafront, shops and theatres. An excellent breakfast and helpful staff. We highly recommend this excellent hotel.

Too many fluffy accessories for our taste. Dirty windowsill inside the room, behind the shutters. Looks like cleaning there has s been forgotten for a while. My breakfast was cold which was disappointing considering there were just two of us to cater for. Horrible outlook from bedroom window, to overgrown gardens and derelict building. But could see the hotel had made an effort in their own garden.

Good location for Cliffs Pavillion Theatre. Lovely road. Friendly staff. Overall clean room and powerful shower. Good amount of teas and coffee in room. Good value for the area.

Not a hotel for those with mobility issues as plenty of stairs to climb.

Very clean. Extras added such as small bottles of wines to compensate for scaffolding outside. Excellent breakfast cooked to order. Proprietor very helpful and friendly.

The room was very small and cramped. The carpet was stained and dirty.I personally wouldn't class this hotel as a boutique the complimentary products were in sufficient for use for 2 adults ! No cotton buds no cotton wool no in door slippers to use which were needed as the carpet was dirty.

Our room, #4, was fine apart from the ensuite toilet being a bit of a squeeze. Good hot shower though.

Excellent location and well presented hotel. Nice room with all the expected amenities.
