    The room was very cramped and cluttered. Barely any space to get ready. Tea facilities were in a drawer as no surface to put on. The door into the bathroom barely cleared the sink. They were offering breakfast at £20pp. I mean how fancy can a scottish breakfast be? Found better elsewhere.

    The room was lovely in decor and the location was perfect.

    On arrival we were not informed that breakfast was included or given any information about the location or timings of breakfast and therefore assumed it was a room-only set up. I thus didn’t take advantage of the inclusive breakfast and headed out to buy brunch independently on both days of my stay! A missed opportunity. I’ve found in every other hotel that informing guests about breakfast arrangements forms a standard part of the welcome procedure so found this rather odd.

    This is a fabulous place to stay! Really beautifully appointed rooms with fabulous bed and linens. The offer of a cocktail on arrival was especially lovely!

    The room was nice, very small, windows had broken seals so foggy on the inside but the view was nice once open. The floors were very uneven. It’s an old place. A lot of steps up to top floor so not for someone who doesn’t do steps well.

    David was great, very helpful and attentive, and the breakfast was wonderful! The bathroom and bed were comfortable and very quiet!

    I do think a quiet little bar area would be nice. I don’t think it would be noisy as most people going are going to be couples,

    Breakfast was very nice. No negatives Dinner was exceptional but it is expensive

    The rooms are tiny and expensive for what they are. Extractor fan outside our room from the kitchens. Staff were ok but messed up our food bill.

    The rooms are not that large, and although furniture well planned think its more suitable for a short break as limited hanging space/storage

    Great location, great quality products in room- coffee machine, hairdryer and straighteners, lovely local toiletries to name some. Breakfast was delicious - will have dinner next time. Staff were very accommodating. Great drink selection to enjoy on terrace - tasty and different mocktails for a change.

    The staff didn’t have a map or much information about the town on check in but they were helpful and one staff member gave us his own map which was very kind.

    Great location, nicely appointed room and lovely breakfast. Staff were very friendly.

    No lift and lots of stairs to carry your luggage up.

    You can't beat the location, the staff was great and very helpful. The room facilities were very nice.

    The room was very small and loaded with furniture it didn’t need. The price was very high for what you got.

    The breakfast was fantastic as one would expect from a place that is billed as ‘a restaurant with rooms’.. staff was very friendly and accommodating and the location was perfect.

    We had to walk up 2flights of steps to a small room , and there was not even a horizontal surface where one can place stuff. The bed was too soft. Definitely not worth the price

    Leaky toilet so got wet feet off the floor where it was coming up through floor joints. Did report it and told plumber would be called. Appreciate it was a Saturday and not sure if plumber looked at it when we were out during the day or not but issue wasn’t resolved.

    Ideal location. Bed really comfy. Offered complimentary breakfast but because booked through booking.com I said when booked it would be extra. Haar said that seems to be an issue with booking.com, they always offer complimentary breakfast so we missed out on that one morning. Staff very helpful and breakfast on the morning we had it was lovely.

    There was nothing we didn’t like about our stay at this hotel. We thoroughly enjoyed it.

    The breakfast was amazing, the location was even better and the staff were very pleasant and so helpful. We would thoroughly recommend this hotel to anyone else.

    Steep Victorian staircase might be a problem for people with mobility issues (or large luggage), didn't bother us.

    Location and view cannot be beat. Most comfortable bed during our weeklong tour of Scotland. Upscale experience tucked into a cozy historical building.

    Staying on a Monday & Tuesday we were informed on the day of travel that there wouldn't be any Breakfast served at the property despite it being advertised as being included in the price! On speaking to a representative over the phone we were told this was already taken into consideration with the pricing so we wouldn't be refunded the price of breakfast! Couldn't comment on anything else within the stay as we didn't see or hear from anybody, the only thing we had to encounter were the bags of dirty laundry and food/drink deliveries that we had to negotiate at the bottom of the stairs when entering or leaving the property!

    Room is of a good standard in an excellent location, although a little small for what you would expect of a Superior King Room. Generally Clean and tidy and if its cold outside you are guaranteed to warm up when inside as its stiflingly hot!

    Would be nice to have more vegetarian options to breakfast choices. Although it's not a traditional hotel, and they make clear there are no traditional hotel amenities, it would be nice to have access to a small "common" space for working or meetup outside of the room. In warm/dry weather the small balcony is perfect, but the only drawback of the property imho.

    Room was lovely (although we had a little trouble getting the BBC to work on the tv), staff amazing, breakfast fantastic. Despite having no common space for working while on business, staff were extremely accommodating. One of my new favourite spots to stay in St Andrews.
