    Room only had a bath with shower in, not ideal if you are elderly or have poor mobility. Hotel has no facilities however have a good arrangement with local restaurants where the included breakfast was spot on. Only one lift which is old and out of order one evening, however it was repaired within hours.

    Great location, clean and friendly staff. Great arrangement with local restaurant for included breakfast.

    Would like a room with a view next time? And the ground floor facing the street is boarded up. Once you get inside all is fine.

    Brilliant location in centre of the New Town close to good restaurants, shops and the National Gallery. The room at the back was quiet. Staff very nice. Good breakfast over the road.

    I was very happy with my stay my room was very good and appeared to have been refurbished recently.

    Hotel does not have own dining room but use facilities of a Restaurant across road which were excellent. If they had their own dining facilities and therefore kitchen the costs would be much greater, so trade-off.

    On very wide side street a block from Princes Street - very central - felt safe lot of people around as it was Edinburgh Festival. Room did overlook a "back" lane but it was very clean, you can't always have great views and you really are only in the room to sleep and shower.

    Feels a bit dated and other nearby hotels similar price were far superior in decor , comfort and service.

    Mattress and pillows a bit too Firm for our liking. Maybe an anti slip matt or grab rail fitted for getting in and out of shower/ bath.

    Lovely breakfast, great central location, cleanliness of hotel.

    Nice old building in the central area of Edinburgh, central, with a great room and decent breakfast option selection (even though in a restaurant in another building), free Wifi and low noise level.

    Noise in the room was a little louder than we would have liked due to the street being cobbled, but we liked the view so we were happy to put up with the noise.

    The bathroom had a slight odor, as if the floor had been wiped with dirty water. It wasn’t a significant drawback, but I noticed it anew each time I entered the room.

    Friendly, knowledgable and helpful staff and an absolutely terrific value for a hotel in Old Town during August. And the bed was VERY comfortable!

    Overall a good stay. Breakfast location was across the street and very good. The only issue we had was that it was very loud outside (train, vehicles, club/lounge a few doors down, etc). Kept our windows open at night as there was no ac. The hotel did provide us with a fan upon request.

    On a warm sunny day, my room got very hot while I was out and about. And while the room itself is really quite nice, the rest of the building could use some updating.

    Room was well-appointed, found the bed very comfortable. Appreciated the peek-a-boo view of the city from my perch on the top floor. Location was really fantastic, especially for someone arriving at the main train station.
