Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomWe have a few constructive items to feedback to you which come from our own experiences of providing top level accommodation. Feedback could not be provided to you email address as it does not work! Sorry. 1. Kitchen bulb missing – no spares found. 2. Kitchen needs 8 x tumblers and possibly some plastic tumblers for little ones to avoid any issues with glass. 3. Dining room curtain pole RHS is coming off. 4. Candle batteries all need changing and some appear to be leaking so not something a customer will wish to touch. 5. French doors are VERY hard to open – really should be serviced now… 6. Lounge – long pole coming off RHS 7. Lounge – lights flicker on/off/on sometimes. 8. Dining room – 2 bulbs missing, therefore quite dark in the evenings. 9. Need 8 x mats for 8 people – one of your slate place mats appears to be missing? 10. Need 8 x coasters at the table to protect it. 11. Twin room – LIPS light missing the lid and a battery. We searched for this, found it and replaced the batteries, taping the lid on. 12. Twin room – we found the lid under the bed but when we moved the bed it was very very dirty underneath – a periodic deep clean including skirting and under beds needs to be scheduled. 13. Bath/Bedroom – under bed drawer broken. 14. Ensuite Bathroom – no anti-slip mat could be found. 15. Shower/Toilet – Sink taps drip and the taps rotate making turning them off difficult. 16. Ensuite Bathroom – Sink taps drip (a lot) and especially the hot tap which is wasting a lot of hot water. 17. Shower/Toilet – the Power Shower does not always start. Seem to work only about 33% of the time. The pump might need a service or replacing? 18. Kitchen Toaster does not work RHS, probably should be replaced to be safe. 19. Twin room under bed drawers broken. 20. Although there was plenty of hot water it is extremely hot, needs a warning or thermostat lowering. 21.
Location and space. Garden. Dog friendly

United KingdomHaving to leave! We only had a few days at Elmtree but next time we WILL be staying longer for sure!!
EVERYTHING! I dont really want to write a good review because now we have found this wonderful place we don't wanna share it! Truth is...GIna and her team made sure everything was perfect. Our visit was wonderful just way, way, way to short! The moment we drove through the gates our stresses just flittered away like restless butterflies. The house is huge yet intimate at the same time which seems daft but true. The rooms are so comfortable and homely. The garden.....oh my...that garden!!🥰 Sadly for our visit the weather wasn't great so we were not able to take full advantage of the stunning and enormous grounds that this lovely abode sits amongst. Honestly it was like walking round a park not a garden. Simply devine! Gina's team made sure the house was immaculate ready for our arrival. Crisp white linen adorned the beds and plump pretty cushions waited patiently for us to snuggle into in the lovely lounge. Gina had thought of everything even down to a delightful welcome basket with chocolates, tipples and lots and lots of information about the local area. Our lovely host had also written info about the house in a very detailed binder. Things like how to set the heating, which doors were temperamental, where the spare light bulbs were kept that kind of thing. Everything was Superb and we can't wait to return! United KingdomThe only negative was the level of cleanliness. The kitchen although well stocked was a little bit disappointing in terms of cleanliness. I appreciate that you are relying on the previous occupants to leave the kitchen clean and tidy but it could have done with a once over. We were left a dirty dishcloth, the oven door was dirty with steaks where something had run down it and when we opened the fridge to put away our own food there was some dried up grated cheese on the floor that had been hidden by the fridge door. In the living room there were some hula hoops (we didn't take any with us) dropped behind the corner sofa. Please don't think that we went searching these things out, my son happened to be looking over the back of the sofa and commented. In addition there were a lot of high level cobwebs. Please don't think I am being ultra critical ( I work in infection control so am probably more tuned into these things) because we had an amazing stay and would recommend to others. If I had one suggestion it would be for there to be more mirrors, make up and full length, in the bedrooms.
Gina was extremely helpful on the occasions that I contacted her prior to our stay. We were given an earlier check in time at our request and Gina recommended some family friendly pubs for a birthday meal. On the back of Gina's recommendation we had a lovely meal at The Waggon at Halam. The property was well stocked for all eventualities, from extra bedding to slippers to umbrellas to a picnic basket to torches. The property and surrounding land were well planned and made for a really relaxing break. The property information folder contained all the information that we required with regards to the housekeeping for the property, for example information re heating, bin collections etc.

United KingdomNo toilet roll on arrival, needed to go to the shop before unpacking! No toys or play equipment for kids in the huge garden nor the house itself, would say the whole package is better suited to adults rather than kids. Not enough drinking glasses, had to buy more, no child safe cups, glasses or crockery. Broken glass under the garden furniture when we moved it (out the way of the BBQ smoke). (New) carpets looked clean but when I hoovered them after a few days (dogs) they had lots of stuff in them which wasn’t our mess, so looks like the cleaners do a quick tidy rather than deep clean.
Location was central to meet our sightseeing needs. Garden was AMAZING, house very tidy and full of nice ornaments. Water pressure was excellent, filled the bath in minutes and the shower was big and powerful. New carpets were cosy and the utility room was my dream!- I’m a professional cleaner 😆. Sofas in the lounge were very comfortable, beds were so comfortable we looked forward to sleeping! Bedrooms were good sizes but the large bedroom was huge! Dogs were happy and content, they enjoyed the occasional slanging match with the neighbour’s pooch!

United KingdomBeds where quite uncomfortable, but maybe that just me who prefers a firmer mattress! The place could also do with a bit of modernisation, with this location, it could be a real 10 out of 10 place!!
Lovely location, close to some lovely villages, great for walks and dogs! The place has everything you'd need to comfortably house a large family for the week! Also presented with a lovely basket of treats on arrival which was a really great touch! Dogs are not allowed on the carpeted areas, but there is a huge Kitchen / dining area, so there was plenty of room for them to roam around.

United KingdomThere are a few basics any guest should expect when paying premium rate for accommodation, or indeed any accommodation Bedroom curtains that actually close rather than leave a third of the window uncovered- essential in a bungalow Curtain rails that aren’t in danger of falling on you Cleanliness - not having clumps of dust falling from behind radiators Dirty kitchen utensils Exposed lights bulbs in bathrooms An overwhelming smell of dog that couldn’t be missed Dangerous garden furniture
The location was great

United KingdomVery poorly equipped. No teapot and coffee maker was ancient with no filters provided. No hairdryer, cutlery was only enough for six so extra was purchased from a charity shop, toaster not working properly. The garden had been neglected the lawn needed mowing, curtains did not close properly and poles hanging off. Patio door rear was very stiff and needs replacing. Bins by the gates were overflowing and nowhere to put rubbish. It is a potentially lovely holiday home but needs some tender loving care.
Good location warm and comfortable.
