    It’s absolutely value for money and keenly priced to account for quirks of property.

    Clean, all needs catered for, exceptionally welcoming and flexible. Just the right quality of accommodation for the price.

    I did not like the fact that there was no cooked breakfast. I did not like the fact that there was no headroom and I did not like the fact that there was no key to.the room.

    That it was clean, the room.was comfortable and it was quiet. The room.was a surprise. It was built into the loft space and the headroom was insufficient. All that was needed was present in the bedroom and bathroom. I was also surprised that there was no cooked breakfast. Apparently the owners wife had left for a holiday and she was the cook. Andrew the owner was very pleasant, and sealed a pleasant stay for me.

    The reviews and site information are honest and informative so nothing in particular. Look through the information and there's no surprises.

    Warm welcome ,comfortable room. Continental style ,self-service breakfast. Bus stops close by. Used as near (20-30mins walk) to Ipswich Speedway.

    There was no parking when we arrived and we were anxious about blocking the road / driveway.

    Perfect for what we needed which was a party in Kesgrave. The beds were extremely comfortable, the rooms were nicely decorated, the garden was lovely to sit and have a cup of tea in, and the hosts were wonderful and friendly. I honestly think I had the best sleep i had in months!

    Attic rooms were very small, most of us couldn't stand up - also it was extremely hot as hottest day of the year but not the fault of the property

    Place itself wad really nice. The owners were very friendly and welcoming. Had some fantastic conversation. Facilities were good and well mainained. Was really clean and tidy. Access to smart tv. Even we stay only one night was very good experience and would definitely recomend and come back myself there.

    Bedroom space is a little tight but ok and the breakfast room / garden is open for more room.

    Simple but clean and efficient help yourself breakfast. Everything was fresh and clean. Including cereal, bread, pain au chocolate and fruits. Nice collection of Van Gough prints. The owner is friendly and helpful.

    Awkward maneuvering 4 cars in the small forecourt. I was the first to leave so had the hardest task.

    Very clean room Very comfortable bed and pillow Comfortable sofa and kitchen table to sit and engage in conversations with other travelers. We were not confined to our individual rooms

    I didn't get Wi-Fi straight away but other visitor assisted.

    The breakfast was very good, I am vegetarian and this was accommodated. I liked the bedroom in the roof, which I like. I am only 5'3" and this suited me perfectly. The staff were friendly and so too the other visitors.

    Room could get very warm in the summer

    As it's in the roof it gets very warm on sunny days. Also although they make no secret of it, the roof is Very low! Anyone over 5 10 will not be able to stand upright. However I am 6 5 and coped, as we only slept there.

    The room was simple and cosy and it was a lovely welcoming stay. I’m 5”9 and my head was nearly touching the ceiling so it wouldn’t be great if you were very tall, otherwise it was a very good stay.

    The room was surprising small and as a 5’9 woman I could only stand in the very centre of the room as it was an attic. But other than that, very happy with my stay.

    This property was extremely clean and well looked after. The host was absolutely lovely and friendly and was keen to show us around upon entering the B&B. The TV, Water, Fan etc were all great accessories to the room. Had a lovely outdoor area. Host was also very accommodating to a few things I needed to alter for me to be comfortable in the room.

    The upstairs rooms were small in height, with the eaves of the roof. Unable to stand up straight to have a wash, due to previous sentence.

    Comfortable small room which was ideal for myself for a single overnight stay, the breakfast was adequate with a choice of cereals, toast and orange. Tea and coffee were available any time as was fresh fruit...

    Shame there was no shower in en suit, shared one downstairs. But you had your own toilet and sink. Good room for a short/cheap stay.

    Your own room, clean, and with a free continental breakfast for a very affordable price can't complain. The host was very nice when you got chatting, friendly chap. For a small bungalow on the outskirts of Ipswich, it was very charming.

    Could not get the oven to light .

    Very neat little b&b, they even provided toiletries. Toothbrush , toothpaste the lot. Would definitely use this place again.

    it's location is adjacent Elm road as H&B not 9Woodbridge road ask suggested. So it was a bit confusing to locate the house
