Beautifully and tastefully decorated. Comfy and clean. Dog, child and vegan friendly. Opposite beach with some sea views from some rooms and communal breakfast room. Restaurants and all amenities metres away. Amazing, generous breakfast. Vegan option was delicious. Hosts are friendly and attentive.

The duvets were a little small for the large single beds. Breakfast was simple and the addition of thick cut sourdough/wholemeal toast and jam would have completed the meal.

Mark and Richard made us very welcome. The room was very clean and had everything one could wish for. The breakfast was simple and of good quality. The parking opposite was excellent (Mark arranged free parking for us).

Making too much noise when coming home at night to make sure the front door was closed properly! Honestly everything was perfect

Everything was done to the highest standard from decorating, to bedding, breakfast, room furniture and fittings. Lovely comfy bed. Location is perfect and Richard and Mark are the perfect hosts. We felt they went out of the way to make our stay special. We got a room upgrade, a card and chocolates because we told them it was our anniversary. So kind 😍

We loved our stay, so many little touches which made it so comfortable and personal. Really enjoyed the coffee machine and the range of drinks available in the room. Room was beautiful, all luxurious and had a great sleep. Breakfast was great, really unique and lots of variety for a continental breakfast. Food was very fresh. Location is fantastic, short walk over to the beach and that's why we came! First beach get away of the year.

The property was very well located and the rooms had all the amenities that you needed as well as a very nice interior design.

Located right across from the beach and within walking distance to places to eat. Loved that parking was so easy and close-by (across the street) and had an excellent breakfast with a choice of in the room or in the lounge - we picked lounge and were the only ones who did that day but it was a lovely lounge and a great breakfast. Very comfortable rooms.

Those two wonderful human beings went above and beyond the call of duty to help us. Always smiling, going out of their way when I asked for something which they did not usually do. What an aweson, wonderful couple.

It would be good to have towels of two colours . Trying to save the plant by reusing towels is great but trying to work out whose towel is who’s when rehung on the towel rail is a challenge . I appreciate it’s easy to put all white towels on one wash but it is possible to do - one white load and another load of ? blue towels . This last comment applies to all hotels etc. only found two places where this has been done- both abroad .

Ideally situated for visits to Littlehampton and surrounding area. Excellent transport links . Close to the beach and able to see the sea from the first floor sitting room . Lovely decor with quality furnishings. Cheerful, knowledgeable hosts and eating out recommendations not to be missed . Thank you Richard and Mark
