The noise of the generator was noticeable when it was running which, thankfully, didn't seem to be that often. But it is what you have to expect when it comes to a property which holds a unique position, and is therefore not able to have a mains supply.

You can shut the front door on the property, open up the doors on to the terrace, and it's like you're in a completely different place, separate from the outside world that you've just entered from. The position right on/over the lake is completely unique, and we could see why the boathouse is so heavily photographed, drawn and painted, and it deserves it's fame in the area.

The tricky parking I would advise anyone staying to off load their stuff and park opposite. We appreciated the bubbly left in the fridge for us. However for the money we expected some sort of welcome basket. Bread, milk, butter,biscuits and marmalade are standard in Most cottages we have stayed in

Far too many spiders and webs. I know it’s that time of year, but would expect de webbing to take place.

Amazing location, cozy and comfy inside. Pooley Bridge is a short walk away (torch needed at night as no pavement to walk on and minimal road lighting). 1863 restaurant in Pooley Bridge is worth a visit.

Only issue we had which is why we marked down - the tv didn’t work and the remote wouldn’t allow us to correct it. I know we should have been looking at the views but, my wife loves a bit of Monday Night football :-)

Location on Lake Ullswater is stunning. Sitting enjoying a beverage or two on the balcony felt fantastic!

we had to fill the bath from the shower-head attachment as the mechanism to switch between main tap and shower head was stuck at shower.

everything. though small issue, the lack of a tray for carrying through to the lovely balcony.

The quite peaceful little gem, local to the town and nice walks. There is plenty to do and see around the area. We definitely will do this again in the near future.

Missing some of the little details I would expect for the luxury prices such as paint chips on kitchen cupboards, grout missing on bathroom floor, shutters have paint and burn marks on them. Nowhere in shower to put the shampoo etc whilst showering. Just little things that didn't spoil our stay but expected more for the money.

Beautiful location overlooking the lake. Boathouse was lovely, comfy bed, log fire. Something different.

The hidden driveway was a bit precarious from oncoming traffic round a blind corner.

The noise from the road. Not mentioned anywhere before booking that it’s so close to the road and it’s a very invasive noise.

The only thing that I can pick up on is the property is on the bend of a busy road, and there’s a real moment of dread each time we left the property, it’s a completely blind corner. I’m pretty certain that there are no signs for the traffic to slow down or warn them vehicles maybe pulling out, and although a junction mirror, it was pretty useless. Maybe something for the local authority to consider.

The property is finished to a high standard with stunning views over the lake. It’s cosy and modern inside but there’s also a feel of history. Perfect to share with your other half.

Everything! The sunrise was just breathtaking and the weather was just perfect! The location was peaceful and access to the lake was ideal. The views needless to stay were breathtaking! We will be back! ❤️

Proximity of the road and traffic noise is a shock. Unfortunately I found a review commenting about this after I booked and saw the reply from the owners saying they didn’t hide the road in the photos. Although this may be true it’s not mentioned and every advertising photo is taken shooting away from the road. It’s the main route out and in to the north lakes so very very busy in season. It does die down so if your out during the day it’s not so bad. Access to the drive has been mentioned by a lot and although a warning notice is on the road it’s not sufficient. It’s a beautiful boat house but ruined by the proximity of the road. The entrance to the property is only a few feet from the road
