Some rooms are exceptionally tiny & smelt musty. A rear room we were put in smelt of sewage… therefore we were promptly moved to a bigger room. No air conditioning just a pedestal fan & a wall heater. There are building works being carried out at BOKA however if you spend the day out exploring London it would not inconvenience you.

The property was a two minute walk to Warwick Rd entrance of Earls Court Tube Station for Piccadilly Line & District Line. A short stroll to restaurants & pubs. Beds super comfy 💤

The room is very tiny. Not suitable for 2 Although it was recently refurbished,that was a very strong smell of faces coming out from the Toilet. We couldn’t sleep and left the room to another hotel in our second day. Also in the first day the cleaning lady forgot to put a bath math in the toilet for shower and second day she didn’t clean the room or the toilet properly. Also there was some construction going outside and we couldn’t open the window. The location is nice less than 10 min walking from the Tube,lots of nice restaurants around and a mini Tesco around the corner. If you don’t care about the size of your room and the smell coming from the Toilet the place is ok. The staff was nice and very friendly too wifi connection good but I wouldn’t stay again. They can’t rent a room with this smell coming out the toilet.

We would have liked a glass for water/brushing teeth etc. we bought a 10 pack of plastic cups and left the ones we didn’t use.

Renovations were on going so sleeping in was not possible in the mornings.

Some rooms are exceptionally small for a couple and luggage. Therefore hotel management moved us into a bigger room at the rear of hotel. Construction starts around 0800-1600 at rear of hotel. This didn’t concern us as we left early daily and return mid evening.

Bed was uncomfortable cheap quality. Shower curtain was old and dirty. Cupboard space inadequate. Could not work in the room construction workers playing music and talking load.

The WiFi connection was so poor. It made working really difficult as I could not do much with the slow Internet connection.

The room is small with no pedestal by either side of bedsides. The toilet is relatively small with very limited space for keeping the toothbrushes & pastes and associated creams, etc. The toilet seat is wobbly and not firmly secured.

The room allocated to me wasn’t good for couples. The bathroom was too small, the window blinds are privacy friendly and didn’t cover the windows well.

Lots of building work going on, woken up at 8.30am by builders, walls are incredibly thin so was woken up by the people in the next room. Lots of marks and stains on the walls.

Shabby decor, walls, paintwork, carpets etc. This place needs a lot of work

To say that this hotel needs a lot of work is probably an understatement. However a side from the boarded up window, shabby paintwork and holes in the wall around sockets the room was very clean. The bed was comfortable, bed linen, towels etc were spotless and the tea/coffee machine, microwave, shampoos etc were a very nice touch. As was Netflix on the TV. The location was amazing for us. This place needs work but has potential
