Stunning property within easy walking distance of Old Town & the coast. Jam packed full of interesting items from around the world. Vincent is THE host. Attentive, informative, friendly, knowledgeable and hugely French. You really couldn’t wish to meet a nicer man. Many thanks for the G&T on the front terrace when we arrived. Beautiful room with a very comfortable bed and luxury toiletries. The Dyson Fan coming in handy with the weather being so warm. We particularly liked the breakfast which is served at a communal dining table giving you ample chance to chat with fellow guests and swap tips on where to visit and what to see.

The Black Rock House is very beautiful and the host Vincent is great! Vincent was very welcoming and kind. He helped us with excellent tips for restaurants and places to see, and made wonderful breakfast. We would very much recommend staying at the Black Rock house and would love to return.

Exceptional host and property! Host, Vincent, was warm and welcoming. His communication prior to our stay was extremely comprehensive with not only details re our stay but also an introduction to Hastings. Welcoming drink offered, upgraded our room, bed extremely comfortable, quiet area and breakfast was amazing. Silver service all round.! I highly recommend this property and host, Vincent, is superb!

A treasure trove of antiques, beautiful paintings, family memorabilia plus the charming host Vincent who was most helpful and attentive with very high standards. It was a joy to be served a delicious breakfast at such an elegant table. There was an amazing selection of Fortnum and Mason jams. We felt very spoilt. The bedroom was very comfortable and tasteful and had everything we could possibly need (including a fan, as we were there when the temperature soared.)

Centrally located but still a bit away from the noisy centre. The host was friendly and provided useful info, breakfast was very generous. The welcome G&T was a nice bonus.

We loved everything, the decor, the facilities in the room were very good , the location was perfect for us and Vincent made us feel very comfortable. The breakfasts were fabulous and we were given lots of great suggestions for local restaurants and places to visit.

Couldn't fault a thing. Vincent even carried my case down the steps on my departure. As my husband said a real gentleman.( I stayed on my own as was visiting family who were holiday nearby)

Vincent the hotelier was just the loveliest man! Very attentive. I think he waited up for me to arrive! I had collected the key to my room from him in the early morn and informed him I planned to be back about 9pm to which he replied it wasn't a convent! As it turned out I returned later, at gone 10 and Vincent heard me unlocking the door and opened the front door to me and he was in his dressing gown! I felt like an errant teenager! My room door was wide open ready for me and Vincent then came in and showed me how to work the shower where the fridge was in the wardrobe etc. Now some men doing that would have made me feel threatened but not Vincent. He made me feel welcome, safe, and cared for. The room was furnished in a very tasteful manner and the linen crisp and smelled wonderful. The bath room was huge and the shower very powerful. The house was very quiet in a side road. It was dark when I came back to the house and with thirteen steps to climb with a suitcase, you couldn't get in quickly but I could see Vincent was in the dining room. The next morn after a very comfortable sleep I had breakfast at the very large dining room table. There were no other guests that morning so I spent a very pleasant time eating the most delicious breakfast of fruit, live yogurt coffee and juice followed by the most delightful scrambled eggs and smoked salmon and talking to Vincent about everything form our dogs, holidays pet insurance and foxgloves! I think Vincent made the stay let alone the room breakfast etc! Vincnet has the knack of making you feel you are the only person in the world! Would love to stay again at some point in the future!

Really nice stay in a lovely house our room had everything we needed and good to have a little fridge. Vincent was a great host and nothing was too much trouble. Breakfast was delicious. Location was walking distance to beach, shops and restaurants as long as you don't mind ( we didn't) a hilly climb on the way back!

I have nothing but WONDERFUL things to say about Black Rock House. Even before we arrived, Vincent had sent us detailed information on how to find the hotel, accompanied with a list of restaurants and things to see in the area. When we arrived, Vincent greeted us with a huge smile and showed us to our room. The room was perfect, clean, and fresh, with a lovely en suite bathroom and sea view also. We had everything we needed for our two night stay, including fresh coffee and tea in the room, and some delicious biscuits. The second best thing about our stay, however, was the breakfast. Presented on a beautiful Victorian table, it was like something out of a fairytale. Fresh croissants, tea, coffee, an assortment of Fortnum & Mason jams...it's the kind of breakfast I dream of! And the best thing about our stay? Vincent's wonderful character and big smile! We enjoyed many chats with him during our stay, and it was great for me to speak French again with a native speaker. If you're looking for a little haven away from the busy seafront in Hastings, I cannot recommend Black Rock House enough. Infact, it needs ten stars in my opinion! Thankyou Vincent and Julian (though we didn't get a chance to meet Julian), for a wonderful, unforgettable stay. We hope to see you again soon. Nathalie and Simon xxx
