Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomEverything was perfect, from a welcome email with information and lots of excellent local recommendations, to us saying goodbye and wishing we could stay longer. The house is gorgeous and comfortable, with tall ceilings, big windows, and a fascinating collection of art, books, and artefacts. Vincent is a natural-born host, courteous and informative – and he makes an omelet I'll be dreaming about for a long time. There is nothing I would change about this stay and I will be recommending Black Rock House to anyone planning to visit Hastings. Book with confidence!

It’s a grand home with interesting artifacts and artwork. Comfortable beds and good quality bed linen. Hosts were amazingly friendly.

United KingdomIt was perfect! No complaints :).
Vincent is the most generous of hosts and the house is beautiful. The breakfast is delicious and Vincent went out of his way to make our stay special. We got married in Hastings during our stay and Vincent even got up early on our wedding day to make us breakfast. Truly an unforgettable stay!

HungaryThe room we stayed in didn't have a door between the bathroom and the bedroom, but if we wanted more privacy, we could use the separate bathroom outside the room.
We loved every moment of our stay. We have never encountered such hospitality anywhere else. We stayed in a beautiful Victorian house, in a charming little room with the most comfortable bed in the world. The breakfast was simple but great, and when Vincent made eggs especially for us, it was heavenly. The area is quiet and friendly; you do have to climb a bit up the hillside to get there, but the surroundings more than make up for it. Thanks to Vincent, this little trip became truly unforgettable.

New ZealandPerhaps a little pricier than I would like, but certainly not unreasonable.
The Black Rock House was exactly what I needed after a long journey from New Zealand. Clean, tidy, well-equipped, spacious, and not to mention the host, Vincent, was incredibly helpful and accommodating (and cooks a great breakfast). The house isn't in the centre of Hastings, but it's a reasonable and straightforward walk into the town.

Wow! What can I say? A luxurious and quirky B&B replete with beautiful antiques, paintings and comfy, comfy rooms. Vincent is a consummate host, who served us such excellent breakfasts in their elegant dining room that we did not once consider having breakfast out. Armed with plenty of recommendations from Vincent, we wrenched ourselves away from the tranquil B&B and really enjoyed ourselves at St Leonard’s and the Old Town. Black Rock House is equidistant to them both. I can’t imagine staying anywhere else the next time I come to Hastings.

United KingdomCan't think of anything.... maybe the walk up from town might be a bit demanding, but a cab is only £5.
Vincent welcomed us to his and Julian's charrming and very quirky victorian house with a large G+T. The room was comfortable, with a large double, plenty of storage and a big bathroom. The house is interestingly packed with books and ephemera. Vincent cooks a legendary breakfast, where Clovis the St Bernard joined us. Altogether a great experience, highly recommended.

United KingdomNothing- I wish I'd booked earlier and perhaps paid slightly less, but it was still worth the price.
I couldn't have asked for a better welcome- the house is beautiful, my room was spotless and very comfortable with a great view, and a strong gin and tonic started my holiday off well. Even my fellow guests were a delight. The location is also ideal- slightly further back from the seafront, so very peaceful, but still with a decent sea view and everything in easy walking distance. The breakfast was well worth the ecstatic reviews- just don't fill up on bread before you've tried Vincent's scrambled eggs.

United KingdomThis has to be one of the best B&B's we've stayed in. Everything about it was excellent from the amazing decor to the extremely comfortable beds and amazing breakfasts (the scrambled eggs were truly the best we've tasted) all laid out on a huge dining table with every kind of jams, marmalades, curds you can think off. The hosts Vincent and Julian were lovely and very friendly who welcomed us on arrival with a drink of choice and nibbles, such a lovely touch which we haven't experienced elsewhere and we were joined by the resident St Bernard called Clovis who duly elbowed my husband out of the sofa to sit next to me 😂 We highly recommend this B&B.
