    Tom smelled of smoke, no soap in the bathroom, the "bedside table" was a chair with a fan on it.

    Good location, plenty of parking, very friendly staff.

    Issues with the shower not draining but no biggy.

    The rooms are what they are for a cheaper stay, all that you need with free wifi and good central location

    Paper thin walls could hear everything in the next room and I mean everything the TV needed tuning not that important but if things are there would be nice if they worked

    Parking, room was fine for single traveller,would use it for one night

    Fluffy cushions on bed. Couldn't get a meal in the pub as it had staffing issues.

    No key to get through to the street side in the morning or later evening. Being disabled this made it quite a chore to go around the back to explore the town. Surprisingly no food available at the Pub xx I’ll remember to request a ground floor exterior room next time as I’m disabled and struggled with the stairs xx

    Room could do with a deep clean. A little more attention to detail - we only had one cup in our room for tea in the morning.

    Cheerful, friendly staff, great atmosphere. Very big bed, really comfortable. Building is old and upstairs floors uneven but in character to the building and hilarious when you've had a drink 🤣.

    Bathroom could do with a proper clean. Not told doors would be locked in the morning when leaving.

    Only that there was no breakfast

    There was no chef, but the bed was really comfortable and the location the best, 2 minute walk into town

    The bed was pretty uncomfortable- you could feel some of the mattress springs- and the room wasn’t the cleanest- it was a bit dusty and the bathroom was a bit mouldy. Also, be aware, we stayed in an inside room but if you book a single room then those are outside of the main building with just one door straight out to the car park and a couple of friends who stayed with us felt a little unsafe. Our double room inside felt very secure though so I think it’s just a couple of rooms.

    Staff were lovely, location was great, it was reasonably priced. The pub downstairs was very welcoming.

    Our room was at the back of the hotel, was meant that most traffic noise form the road was excluded. And the outdoor seating area was fairly quiet, although quite why the music should be played outside until late is questionable. However the real isssue, particularly on a warm night when it was important to have the sash window open, was the intense noise of an air conditioning unit that was VERY loud at night, starting and stopping at regular intervals. Why was it required to run overnight ? Whoever thought to install that has clearly never tried to sleep again the very invasive noise. This likely also affected a number of other outside rooms. The other oddball was the shock noise of the water flow through the 'push for on' hand basin taps in an adjacent room, magnified through the design of the separating wall. That aside, the staff were lovely, and the atmosphere very good.

    The room was tidy and the bed excellent; coffe and biscuits provided (athough the pod coffee machine didn't work); the creaky floors added to the charm of this older building. Outdoor area, and pool table / darts made for a relaxed evening. The staff were lovely, the atmosphere was good, and it was good to have a car park.

    Quite noisy till around midnight - expected as it is a pub, but when you have an early start can be a little inconvenient

    Rooms 11-13 are in the old stables by the beer garden, thus a bit small and near the evening drinkers. Although value for money perhaps this might be made more obvious when booking.

    Disappointed that the chef was having a day off so no meals available in the pub.

    Good value for money in a good location. Slightly quirky room which at some point in the past had probably accommodated horses.

    This is not a luxury hotel, but it had everything you could want in a room. The property is historically old, so it's no wonder that it isn't modern and luxurious. I never stay at places like that anyway. The town of Newbury is very cute and has more shopping and stores than you would expect a town of 35,000.

    The bed was terrible. Thread bare mattress, could feel every spring and join. Shower was pretty grubby but liveable. There was a fan but it didn't work.

    Good location for Newbury Races & town , quite a few bars and restaurants a short distance away . All staff very helpful & friendly , bar staff, reception and housekeeping .
