Someone had been in our room when we left to go out after check in as I closed the curtains before I left then when we got in at night they were open

The guest house, like the other two nearby, belongs to Chinese owners. All the staff are Chinese and speak little English. There is no reception. Upon check-in, we waited about 30 minutes for the manager to appear and let us into the hotel. The lack of a refrigerator is disappointing, not only in the room, but nowhere. Couldn't keep my medicine cold.

Good location, not very far from the city center. 30 minutes on foot, 15 minutes by bus. An old Victorian house, converted into a guest house. Clean and good housekeeping. Freshly renovated. Good bed and linens. The room has a kettle, coffee, tea, hairdryer, iron, TV, connection only via WiFi. WiFi is fast and the connection is good.

Not seeing anyone at reception. Had to phone twice to get info telling how to access building & room. Shower couldn’t be used as water was scalding hot & no instructions as to how to alter temperature, (I scalded my hand trying to alter it). No breakfast of any sort on offer. A very loud guest above me caused me to bang on wall to silence him.

Room was comfortable and clean. Bed was comfy. Tea & coffee making facilities were welcome.

Liked the bedroom but the bathroom was a little worn and the showers are soo hot. After reading reviews we were a little worried but it was fine

Location was a little far but as we don’t mind a walk it wasn’t a problem for us. There is a bus stop not far so isn’t really an issue

The shower had burning hot water coming from it & couldn’t adjust the temperature. It’s a bit dangerous I would say despite warning sticker regarding hot water

You can hear every door shut, every cough, every toilet flush, and every snore. If you are a light sleeper, not the place to stay.

Clean room. Bed was comfortable enough. Size of the room was at advertised. Location was good, bus stops with direct access to Waverly Station/ Princess Street are close by.

It was just a room and nothing more. No staff to talk to, no common room. Felt a bit impersonal.

Did everything it was supposed to. Good pressure in the shower. Nice bathroom. Spacious room. Good bus connection to center. Clean.

The central heating was on in June and couldn't be turned off even when we asked staff. The room was red hot and difficult to sleep. The curtains also didn't fully cover the bay window so was light from 5am

Although my Booking.com paperwork says that I would be charged “within 1 day before arrival,” my credit card was charged a full month before arrival. I called the hotel, but nobody answered the phone. I called Booking .com who contacted Arrandale about the early charge, getting a garbled and unsatisfactory response that did not address the early payment. The following day I received an email from Arrandale saying I could cancel and get a full refund, again not addressing the early payment issue. The owners were poor communicators and didn’t keep to the posted payment policy. I would never recommend Arrandale.

Writing this review because we were a bit concerned having read other reviews! We had a one night stay in room 9. Check in was through a ring doorbell and lock boxes which was easy and efficient. Our room was clean, looked recently re done and had a patio door that opened on a chain for some air but had security. The bathroom was clean and had a good shower. Simple but ideal for short stay

The double bed felt a bit small (although wasn't) and the pillows were too firm and big for me, though may suit others perfectly. The guesthouse wasn't too far from the centre of town but it was 20+ minutes on foot so we frequently got Ubers one way, at a cost of about £9-£10 each time.

The room was clean and spacious, with a modern and clean en suite. Our room was on the lower ground floor so looked out onto a back garden space. It was light and airy. The house itself was nice and had a good atmosphere.

Shower was very hot, too hot. Decor was tired, but room was very clean which was the main thing.

I arrived early and waited for someone to come to the door which in all took about 10mins, but they allowed me to check in which was great as I was going to a wedding. Beds were very comfortable, basic bathroom but pristinely clean. Lots of tea and coffee provided, ironing board and iron, hairdryer. Limited parking spaces but free street parking available only a short walk away. Bus stop about a 1min walk away and 10mins into the centre, cheap and very easy. Would definitely stay here again!

Unfortunately the Bin in my room hadn't been emptied from previous guests, was rather full, Plus, I Never saw the hosts, which I found rather disappointing, would have been nice to say hello, or goodbye when leaving this morning, Aside these issues I would come and stay again

Lack of a small refrigerator to keep items cool while visiting.

I was a little concerned about our booking and had read positive and negative reviews, so was pleasantly surprised after check-in, our room (No 2) although dated was clean and comfortable. We managed to get a car park just around the corner from Arrandale Guest House and the bus stops are close by so it was easy to get into Edinburgh city. It suited our purposes. The shower can be a bit tricky especially if you aren't used to that style.

I had written beforehand and did Not get a reply. When I arrived (Soaked from the Rain That day) I Could Not get in at First. That is because my booking was Not found immediately. No one came und Person to speak to me. I really did Not feel Welcomed at all. The room was Fine. I was happy to find some coffee Since breakfast was Not offered.

Self check in. There is no receptionist or staff. Luckily, a kind housekeeper was present when we arrived and showed us how to store our luggage and get a key prior to our room being ready.

Shower was broken, quickly ramps up to scalding hot so unable to use it after a few seconds.

Clean and comfortable, on bus routes so easy to travel into the centre. Nice building and quiet road.
