We had a room in the basement which was lovely spacious clean and bright , its in a row looking out onto a lovely green garden area with the sea a stones throw, the staff were very accommodating. The heating was on when the weather turned cold which was lovely too!

One needs to draw the blind in the bathroom for privacy but by doing so made applying make up difficult to see in the mirror.

The Welcome was great and the room was large and comfortable. It was quiet though could hear footsteps above and thought it could be a problem but happy to say we had an undisturbed sleep.

Parking in the area is difficult. This isn’t the hotel’s fault though.

We were on the top floor and the climb up the stairs was a challenge so if you have any mobility issues ensure you check which floor your room will be on.

Breakfast was excellent- plenty of choice and very good quality. Staff were very helpful and courteous. Room was very clean and comfortable.

Amenities, facilities and lovely staff! Breakfast was great and definitely worth it. Even booked the hot tub in the spa connected to the hotel and was the best experience.

Attractive room on ground floor. Spacious, very modem bathroom with superb large shower.Very comfortable bed. Excellent breakfast with good gluten free options. Location perfect with easy walk to the main attractions and the prom. Very helpful and pleasant staff

I was allocated a ground floor bedroom. It was beautifully arranged and very roomy. Bathroom was great as well. The dining room for breakfast was very well run with an xcellent choice of an array of breakfast, great coffee and very helpful friendly staff who were attentive and willing to provide whatever you asked for

We really enjoyed our stay. Unfortunately we were right on the top floor. Which was very challenging at our age. The bed was to small. It was also very difficult to get in and out of the bed due to the design of the room. At least we will know for next time.

Nothing was perfect

Arranged for prosecco to be added to room with a little note for our arrival. The charm facilitated this prior to our arrival with beautiful rose petals. Room was perfect, lovely staff and great location.

Nothing but be aware of the stairs to the higher rooms they are steep and narrow if you are less able .

Is clean and has all you need in the room . The shower is really good .We have been before and the staff remember you and are lovely and the new ones who don’t know you are lovely too . I like the location as is quieter than down on the main front and is still quick to the front and the lanes and other areas . The breakfast is really good, there is a buffet and you can also order from a menu . They have other milk and butter options to dairy and have gluten free options too .

Mattress a little hard for my liking but that is probably a personal preference. Could hear people above walking rather loud also no double glazing so some noise from street .

The staff were super friendly and went out of their way to help us. The room was spacious, and the beautiful big window and seating area made this a nice space to relax in. The location was excellent, and we will stay here again when we return to Brighton.

Great Location just 10 minute from the Lanes. Room was finished to a high standard and had a great sea view. Cooked breakfast was very good, would have been better if the pastries had been fresh.
