The carpet under the desk was dusty.

The breakfast was excellent. And the b&b was in great location for visiting local attractions.

The bed was against the wall and the mattress was worn on the opposite side so I felt I might roll out of bed when asleep.

The location overlooking Brighton Pier was amazing. Parking was an added bonus. I booked a single room and while very small it was well laid out with a bed, table and chair and good sized bathroom. Breakfast was a good cooked meal from a menu. I was going to see the Royal Pavilion which was only about 600 metres away.

The location is perfect just facing the sea, the room is very clean, comes with canned spring water in the fridge, coffee machine and kettle. The stuff was very friendly, helped us to carry large luggage to 4th floor. We are very happy with this stay.

On arrival the young lady said that we hadnt paid for our booking.I had paid through booking.com but she said it wasn't on their system.So I was frantically sorting through my bank details for 10 minutes and getting quite stressed,to which this point the owner I think came in the room and said dont worry I will contact booking.com.Just after this I found my payment details which I booked and paid for 6 months before,but unfortunately booking.com didnt pay the hotel amounting to the confusion.I showed the staff this with a huge sigh of relief.

View was fabulous. The room was lovely. The breakfast was excellent, catering for all tastes. The parking right outside the door was a bonus. Staff really friendly and helpful

A beautiful, boutique like hotel overlooking the sea and the Pier. Free parking an excellent breakfast. Friendly and attentive staff. Walking distance (10 minutes) from the Lanes and Royal Pavillion).

A Room With a View is perfectly located overlooking the sea, only a stone’s throw from the pier, yet providing off street parking. Our room was lovely, very comfortable and clean. Breakfast just brilliant. We would highly recommend 👌

The view, staff member and location were the highlight for us. the view was exactly as you see in the photo and very clean. The staff members were so considered and the service level was exceptional, they left a birthday card and a bottle of Prosecco to us to celebrate my husband 50th Bday. we were touched by it. The location is great! it's quiet but yet not too far from the fun activities.

My only negative about the stay was, we could hear the people above us walking around as the floor boards we very creaky, which woke me at 5am when they were leaving.

The breakfast was nice, plenty of options. The parking on site is a bonus esp in Brighton. Staff were very helpful & polite. The hotel was nice & quiet, perfect location & our room was very clean. We would definitely stay again.

This would be expected with the location and age of building so not hotels fault but can be very noisy at night , might be a problem for light sleepers.

The room was gorgeous with amazing views of the pier and beach , had a homely feel to it. Within walking distance to everything we wanted to see and the breakfast was really lovely ! The bonus was the added parking outside the hotel which was a great help! Really enjoyed our stay.

I had a single room which was extremely small, but it had all the facilities I needed. I felt the mattress needed to be firmer and the duvet could have been thicker.

Very clean and comfortable. Really nice view. Location is superb, can walk almost all the view points. Definitely come back when we revisit Brighton.
