First of all, I had absolutely no complaints about what I paid for and got - I saw several negative comments in reviews before I stayed, but now that I have stayed here, it seems to me that some people expect the world from a cheap room. I think the room could have done with more plug sockets, for example to make it easier to plug a laptop by the desk, but I was able to manage; the mattress was less firm than ideal for me, but again, it was fine (though if my partner had been with me, she would have struggled as she has chronic back pain from scoliosis); and also, bear in mind the room is right next to the front door and the kitchen and those guests travelling for work may well be making noise early in the morning, which was not a problem for me but may be for some. Again, none of the above is a complaint - I was very happy and would stay again.

Location is decent, in a nice residential area a mile from town - walking in was pleasant across the nearby park, and back late at night I came by the main road, which is a pleasant one. Room was small but adequate, there was a little foldaway desk, which is always something I like to have in any room, and a big en-suite. There is a fridge and a microwave in the room, which are very handy things to have. Instructions for the codes for the entrance and room keys were clear.

Key was missing on arrival. Very thin walls can hear every word spoken at normal volume. Tap failed for hot water and was falling off.

There were so many issues I could recommend to check this property for the fire safety. Kitchen: - wire behind the cooker - styrofoam under the cooker - no cooker hood - no light-bulb missing - cover on the tile floor-easily to slip and fall - no fire alarm, no carbon dioxide detector, no fire blanket - worktop sharp corner just on the left - doors? Bathroom: - the bathtub sealing is totally not leakage proof - shower head leaks, thermostat (to hard to get comfortable temperature) - ventilation is just behind the shower head (isn't safe location), and I didn't notice it work. - DOOR stuck and makes noise - toilet sit doesn't cover the toilet Room#3 - wardrobe was a bit dusty and hardly accessible, I moved a foldable table from my way to avoid breaking the wardrobe door - window miss some cleaning - blinds had a brocken stick - fridge noisy, and I think it's not necessarily an appliance in the bedroom for a couple of days of stay. It's better to have a kettle instead. - duvet cover with sharks print (wt?) and feels a bit too small for the bed size. It's also cold even with the heat blanket. Main entrance: - key box is too high...I'm 5'7"(1.7m) Think that's enough for the landlord to think about it and make improvements.

Poor bedding. The walls and floors are paper thin. A group of men returned at 3am and you could hear every word of their conversation for over an hour. This made it difficult to sleep well. Every movement in the place from every guest could be heard.

Plenty of on road parking. Good location for the races. Basic but this is well reflected in the price.

During my stay, there was road construction going on. So, it was a bit difficult to get a bus as I had to walk to the next bus stop which was at a long distance.
