when we arrived, the air con didn’t work so we had fans on arrival which was fine, it worked and there was still glitter from the previous guests on the taps in the bathroom and on the floor.

great location, really friendly staff, comfy beds and lovely bathrooms. only stayed for the night and was perfect for what we wanted.

There was no shower gel in the bathroom (which you usually get complementary in most hotels). The decor was a little worn - marks on carpets and wallpaper coming off. Certainly not so bad that it affects your stay.

The room was lovely and spacious and the jacuzzi bath was a bonus! The rooftop bar is just so nice!

It's all starting to look a bit tired, so could do with some "touch ups". The tap in the bathroom was wonky and difficult to operate, but this is literally our only observation.

The location is fantastic, it's easy to find. First impressions are very good, with great facilities. Having stayed here before it all met our expectations.

It is very very tired now and is in real need of a make over which I believe is happening in the near future . I have always been in the hotel spa , but the new company that has taken over will now only be allowing big groups such as hen parties to use the spa facilities which was very disappointing . No breakfast facilities available in the hotel .

Have been staying at 30 James street for years . Love its location .

It’s closing at the end of the month; bought out by a German company. In need of an update in some areas so will probably reopen in a year or so.

Friendly welcome. Spacious comfy room but terrible view. I think I was upgrades to a suite which was nice.

It's a bit of an odd space, since our suite for four people had two double beds and a jacuzzi. There was also only four plugs, of which only three worked. The taps were old and leaked a bit. Getting in and out of the bathtub/shower/jacuzzi was challenging, it could have done with a step or a handle to grab onto.

The building, staff and location are incredible, the place is genuinely gorgeous and they even have a ballroom. The rooms are huge and feel very special and magical.

On our first night, the toilet in our room broke. We reported it to reception but due to the hotel being full, we couldn’t be moved. The man on reception was very helpful and reported it to maintenance. This wasn’t sorted and we stayed 2 nights, having to go to the lower ground to use the bathrooms. This didn’t ruin our experience though.

The property is in a brilliant area. The staff were very helpful and friendly. It’s in a really good area which is an easy walk to Albert docks and the centre. There is a railway station literally next door and Liverpool one bus station is a five minute walk

Sadly how much it had run down, but I would still go it was tired but clean. This hotel is ideal for all you want to experience in Liverpool.

I went to this hotel a lot when it first opened. It was new and fresh. Sadly it’s well worn, bed was uncomfortable because of wear and tear. Shower was ok but taps in sink were tight and wouldn’t turn off turned when you tried to turn them off. Such a waste of water especially the hot left running. It’s ideally situated for all Liverpool offers. Steps away from Mersey Pier head, Albert dock., restaurants old back street Liverpool bars. The staff are lovely they do everything they can to help with the smile and Scouse humour.

Room was far too hot only got about 1 hour of sleep because the air conditioning was broken ask at the desk if some one could come have a look at the air conditioning and was advised that this was a problem that they already knew about however we where not advised on our arrival that it was broken, we had 3 electric fans that just blew hot air round the room l, we paid for breakfast and a late check out but had to check out early to go home as we where exhausted from the lack of sleep this came as a massive shake to me and my partner as it was our first night away in 8 years

Room was not as pictured on website. Spa Bath didn't work. Sofa was covered in rips. Curtains were hanging off the rain because of missing curtain rings they were also covered in dust. Wardrobe was unsafe, nearly fell over.

Good location for Liverpool One and the Albert Dock. Next to train station and bus stops. Really welcoming staff.
