Lovely property, a hacienda. Being a boutique hotel, there are only few rooms so feels like home. Loved the high ceiling rooms, the decor in all the rooms, the paddle pool, the breakfasts, the crockery, the location and the service. Lots of great restaurants around with the central tourist attractions within walking distance.
Negative section of review
The breakfast starts only at around 8.30 am. As a tourist, especially in the summer, one would like to start early for the archaeological sites. Would like them to consider providing dry packed breakfast for such guests, if requested.

Spacious and gorgeous design! Incredible air conditioning system and beautiful views. We really enjoyed the rooftop pool area also. Very friendly and attentive staff. Perfect location right next to the beach.

It's great to have 2 toilets and 2 showers in a dorm for 8 ppl. No lines. The place is clean and pretty. Breakfast is nice too. There's cold water available for us to fill up or bottles

There's a couple of things, the main one is that the place is currently under refurbishment, so it's not very peaceful, there's a whole building being upgraded, so it's very noisy. Moreover, they said the swimming pool would be closed after I could no longer cancel my reservation for free, and the chemical smell from it was unpleasant. In the message they said it wouldn't be a problem because we have the sea. The sea is beautiful but... it's extremely shallow,l, full is seaweed, so having a swimming pool makes a difference. Definitely enquire off the refurbishment still ongoing. On that topic, they have the beach club and the backpackers area. The furniture in backpacker area by the sea are in need of maintenance . I had asked reception about how to go from the ferry to the hostel and they said only taxi. There's actually a bus, every 30 min. They are a bit far from the city center, which was OK for me (if the sea wasn't shallow in this particular area), but make sure the location is suitable for your traveling plans. Bed wise, I like the privacy curtains and that it's like a pod, so your bed doesn't shake if the person above you moves, but there are gaps on the top bed stand, so if the person turn s on the light it still illuminates the bottom pod, and things can fall through as well. Finally, and days of the week they will do parties at the beach club, so, if you do not want to be awake until 1AM, maybe ask for a quiet room on your reservation. Mine as to close and the music was very loud even with good earplugs.

The room started to fall apart after i checked in. The shower head flew off while i was taking a shower. There weren’t any blankets or wash cloths and no one really spoke English so i never got a blanket. Also the toilet got clogged the last 2 days of my stay and the tv kept going out and was only in Spanish. I couldn’t even turn English captions on. Other than that it was ok for the price. The location is downtown which is pretty much the slums of Cancun
