We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.

GermanyThe apartments were in a devastating condition. The promised beds were insufficient, two sleeping couches were broken. The guests were forced to take out the mattress and sleep on the floor. The apartment was swept clean but not properly clean. Dust and dirt could be found all over the place. There was unfortunately only one toilet for six persons. We have booked three apartments for a large group and only one of the cooking spots on one stove worked - all others were broken! The reception caused several times confusion. Either I was getting information to apartments in a different city (Brussels) or confusing information was given like a confirmation of only one apartment even though I booked three.
Easy access via code sent to my phone before my arrival. No keys were needed to access the apartments. The locations was in the middle of Liege, but still in a quite corner of the city. The apartment was cheap if shared with a group of guests.

United KingdomThis accommodation was certainly NOT the picture shown on the booking and I would not describe it as an apartment. It was a long, thin area which went from entrance to small kitchen space (two people could not pass at the same time) to a bedroom to a shower/toilet room. There was a small rooftop terrace - this WAS the picture shown on the booking, taken from a very clever angle and the 'city view' was further rooftops. The main reason for booking this 'apartment' was that it was supposed to contain a washing machine which I knew we would need after over two weeks of travelling. There was no washing machine. I contacted both the number provided by Smartflats City and booking.com but got no answer from either - so much for the 'we're available 24 hours a day'! So - no washing machine and no response from anyone. The dining table was hinged to the wall and we wouldn't have been able to walk round it to the other side if we had used it. No toaster or clothes rack - and a desk? Definitely not! Not happy. The entrance to the flats was very dark and dismal and absolutely reeked of damp but part of this was probably down to the fact that there was a huge (at least as tall as a person) cageful of damp and dirty bedding and towels sitting in the corner by the lift - this did not move for the two days that we were there. It was also over a day before a couple of dirty white pieces of linen or something (didn't examine them too carefully!) were moved from the stairwell. But the damp smell was so overpowering that it was obviously more than just wet towels. At just over £50 a night I didn't expect luxury but I did expect to have what was advertised in the booking. The only saving grace was that everywhere was clean. I can only assume that this 'apartment' and the others in the building - maybe 6 in total? - are geared towards younger people who just want a bed for the night.
Location was central so good for walking.

FranceWell you have to slam the door downstairs to shut it properly (so you can hear it each time, even on the third floor). Upon arrival, I checked the bed for bed bugs (and the mattress was clean as well as the sheets), but the bed frame was so dusty that it looked like dirt was building up. Also, no toilet paper... None of the free toiletries, nor soap, shampoo and a shower mat. No coffee machine, dish towels, drying rack or dishwasher; the TV, WIFI and one of the heaters aren't working, so I contacted the Smartflat customer service. I get a reply that they have sent word to their employees and they asked for a video of the heater. No word until the next day because I initiated the demand to know about the toilet paper and soap... Besides that you have dust in corners under items and on the floor because the cleaning is not thorough. The "dining room table" folds out from the wall. There are only stools, no chairs. The elevator is intended to be handicap friendly, but you cannot fit a wheel chair. As a small person, I was surprised when the door slightly caught my bag. Lastly, we let the service know when we expect to leave and I had chosen 11AM, then the 10:30-11AM time frame. At 10:30AM on the dot, the person asks if I'm leaving and I told them, as indicated, yes at 11AM (no pressure...). Again, it was barely nice alone, but it wouldn't of been nice as a couple... This could be a wonderful place, so I hope this review can be constructive for the company and this building.
The location was nice, but once you enter the building it is not welcoming... Another nice part was the terrace, very charming.

United KingdomWe arrived at Smartflats Perron at 4pm. the water was turned off, and the apartment was filthy. We contacted Smartflats Perron and they promised to fix the problem. At EIGHT PM on Saturday night they sent another message - “Apparently, this apartment is closed for maintenance issues. Unfortunately, we won't be able to solve this issue. We tried to relocate you to another apartment but all the apartments are fully booked. The best we can offer you is a full refund for your stay. But you should leave the apartment right now. We will send someone tomorrow to check if you've left the apartment then we will proceed with the full refund. We sincerely apologize for the inconvenience you had to face.” So - at 20:00 on a Saturday night we were on the street in Liege with NO hotel. Appalling.

PolandImagine that we have to go and look insecticide and spend 30 euros just to see if we can have a good sleep. Whenever since I have been use short stay properties from booking this my first and worst experience, sleeping with bedbugs, honorable!
What’s on the picture was different from what they offered, the property was very dirty, no water, no bedsheets and the worst part of everything is sleeping every night with bedbugs and no one seems to care, we requested for bedsheets or possible change to another apartment, No response or action taken. Worst customer service both from booking.com and Smartflats. Wrote customer support and all we got was issue has been escalated and someone will get back to me. Until we left the apartment no call no show. Called to property owner, no response, even message them on WhatsApp with pictures and videos of the property condition, no response till now. One was spent to check on the property or at least to send bedsheets. Hope they will not take down the pictures that uploaded here and also wish I have means to upload all with video, just for people to see the horrible state of this property.

NetherlandsThe appartment was in a very bad state. You could tell it was not cleaned for months. Also, a lot of the advertised properties was not in place. To give a brief summary: - the sink in the kitchen is upside down in its frame and there is no faucet; - the sink in the bathroom is jammed and impossible to use; - the toilet is broken, you can't flush it; - the beds are not in place and the mattresses are scattered around the room - the shower is very dirty; and - there is no television in the living room, where this was advertised. You can see this in the attached pictures.
