The apartment is located on the second floor of a historic house with an adjoining 22 meter high tower inside a small and beautiful village of 10 houses in the countryside about 2 km from the city center near a shop and grocery tavern among the most famous in Siena. It consists of: a double bedroom, a twin bedroom, living room, kitchen, large living room, a bathroom, kitchen with all the necessary accessories including the washing machine. Pets are not allowed. Preferably non-smoking guests The apartment available is part of a structure where my wife and I also live on the floor below. It is located on the second floor, so there are steps to climb. There is no elevator. It is an ancient house, from the mid-1800s, with large walls, large windows, a beamed ceiling and decorations under the ceiling. Turning the air conditioning and heating on and off are subject to compliance with current Italian legislation (Presidential Decree 16/04/2013 n.74, Ministerial Decree 383 of 6.10.2022). Summer: the average air temperature must not be lower than 26°C for all types of buildings. There is an air conditioner in the dining room with timed switching that cannot be changed by the guest. Necessary condition for activating the air conditioner, the windows of the apartment must be closed. However, during the day it is enough to close the external shutters and leave the windows ajar so that there is a pleasant recirculation of air which keeps the apartment ventilated and quite cool. Winter: weighted average air temperatures must not exceed 19°C. The switching on period and the daily switching duration depend on the climate zone defined by the legislation. VVery close to the city but in the open countryside, it offers a grocery store 200 meters from the apartment with an adjoining tavern with local products of their own production, a pizzeria restaurant and 2.5 km away in a panoramic area one of the best restaurants in the city. The Chianti hills a few kilometers away, San Gimignano 35 km away, Montalcino and the Val d'Orcia 35 km away, Pienza and Montepulciano 50 km away, Bagno Vignoni and Bagni San Filippo.
