Friendly staff and clean accommodation. The shower was over the bath and not easy to access if you have back problems as we do.
If we had been staying longer we would have requested an opportunity to change rooms. My wife has a dairy sensitivity and this was well catered for until our final meal. We both chose a fish dish and the dip for my wife was supposed to be dairy free. We believe the 2 plates were confused by the member of staff when served. Although she had only a taste, we were wary and it was left.The hotel was in beautiful grounds and a beautiful area for a holiday.

nice view around hotel but shown to terrible room facing a wall out of window. Very depressing and dark, asked to be moved, So moved to the attic better room, But small bed and a lot of steps, all corridors very dark. Evening meal terrible over priced.

I love the scenery, the wildlife, I'm a walker, so great walks, the town of oakham has everything u need, but what I like most is it's not commercialised, still a pretty little market town.i also used train & went to peterborough, the parking at the station was only £2.50 for the whole day. I had lunch one day at a lovely little cafe tucked in the corner of the market Square called Hungry Birds.

The Courtyard Rooms are within golf complex. I was impressed with the accommodation. very clean and spacious. Bed comfortable. Good bathroom with excellent shower. Brakfast was above average and staff very good.
The location ideal for getting to know the area and only 5 miles from the attractive town of Oakham and easy driving distance to Melton Mowbray and Stamford. The little villages in Rutland are very attractive and well looked after. Plenty of pub/restaurants. Great area for a few days break.
The location is absolutely breathtaking. It is what I would call a resort hotel where there is enough to do that you need not venture off site. I found the hotel and all communal areas were immaculate. There is a beautiful design to the interiors. Breakfast was a good offering with plenty to fill you for the day. I found the staff to be excellent. I'm afraid my expectations of staff in the UK to be generally poor so it is always pleasant when you find it closer to Dubai standards.
Very warm welcome from Bennie when we arrived. The food we had for dinner was really tasty, and served promptly,and with a smile.Our room was very warm and the bed very comfortable.Tea and coffee provided,and the use of a kettle as well as coffee maker. Bar area and dining area a little cold, but it was very cold outside! All in all we enjoyed our stay, and would stay again.
The location is great. The village of Hambleton is beautiful and well located in the middle of Rutland Water. Hambleton Hall is very close and well worth a visit. The pub areas are varied and welcoming, from old nooks with fireplaces to a very nice modern dining room. Oakham is easily reachable, and is a sweet town with good restaurant / pub choices.
Lovely quiet location , within walking distance of shops, pubs and restaurants but also quiet walks. Lovely outside space to sit when the weather was nice and ample space for a family with growing teenagers to share. Well placed for Rutland Water but also ideally located to visit nearby cities and towns.
Fabulous old rectory in a quiet village outside Oakham. Friendly, helpful host. Easy parking. Good WiFi. Comfortable bed in a spacious, en-suite room overlooking the gravel driveway. No traffic noise so slept soundly. Best breakfast I've ever had in a B&B! Great value for money and highly recommended.
From the moment we checke in everything was exemplary. Charisse the receptionist/concierge was delightful, professional and helpful. The room was lo very,updated and clean. Breakfast was plentiful and delicious. Location was easy walk to all Oakham has to offer,highly recommend.
as soon as you walk in the door it’s excellent. the only issue inside is I prefer a higher water pressure when I am taking a shower. best thing was the air conditioning, I was there during a heat wave and all of travel buddies complained about the hotels not having air.

This was not a hotel. It was just "rooms" that were difficult to find. I received no instructions on how to get into the room.
The room was cold with no way of activating the radiator.
Lovely cottage in a tucked away location yet walking distance from the centre of Oakham. Beautifully presented with everything you require for a base from which to explore Rutland Water and the surrounding area. Highly recommend.
Location was good for a visit to Rutland Water . Also visited Barnsdale garden , beautiful ! And Belvoir Castle only a short drive away . Ate at the hotel and food was excellent . Staff were super friendly .
Really lovely setting besides Rutland Water - beautifully looked after beer garden and courtyard. Hotel is a former stable block for the the sadly now demolished Normanton House so has loads of character.
Large comfortable bed and located centrally in Oakham. With good access to the surrounding area and close to Rutland Water. The assigned parking space at the car park was also very helpful.

Perfect location for Barnsdale Gardens, Rutland Water & Oakham. Plenty of walking & safe cycling in the area. We intend to return to visit Barnsdale Gardens in full bloom.
