45 Low Street is a beautiful 17th century cottage with a blend of character features and contemporary styling to make it an ideal place to relax and unwind. It is located in the heart of the historic village of Hoxne, which has a fantastic pub, village shop and is surrounded by a network of country lanes and footpaths. It is a delightful holiday home for a couple or small family wanting to explore the outstanding countryside and host of attractions easily accessible from the property. This characterful and impressive timber framed cottage has many architectural features including beams and an inglenook fireplace. It is equipped with a modern wood pellet stove, gas central heating and hot water as well as a gas range stove for those who enjoy cooking. It is cosy in the winter and cool in the summer. There is an entrance porch for coats, shoes and boots, which leads onto a well-proportioned reception room, initial kitchen which leads onto a breakfast room with a table and French doors opening onto the garden. The spacious bathroom and toilet are on the ground floor by the back door of the cottage, as are the two kitchen areas with dining table and seating for up to 6 people. The traditional cottage stairs lead to the spacious master bedroom, which is timbered and has a shuttered window overlooking the garden. As is typical for a cottage of this age and type the stairs are steep and winding. The south facing cottage garden offers a place to eat outside and has a herb garden that guests are welcome to use.
The cottage is located in the historic village of Hoxne, which has a grade 2* listed and excellent pub serving locally sourced food, and a village shop so you don't even need to get in the car to purchase basic supplies. Situated in an outstanding rural area to the south of the Waveney Valley it is surrounded by a network of country lanes and footpaths, which start from the village. It is a delightful holiday home for a family or friends wanting to explore the outstanding countryside and host of attractions that are easily accessible from the property.
