You can use the utensils, pans and crockery. There is one induction ring, kettle, mini fridge and microwave. (The washing machine is not for guests' use.) Preston Park is 25 minutes walk away or 10 minutes on the frequent bus. An Uber can whisk you to the city centre in 15-20 minutes, a bus takes 5 minutes longer.

The studio is part of our house, and host and guests share the hallway. We like to welcome our guests but then leave you to enjoy your stay peacefully. Easy access to the city centre, pebble beach, and the countryside means Patcham in North Brighton is perfectly placed to enjoy the area with its excellent transport links. It's on major roads to the north, east and west of Sussex. The village shops include a Co-op - 8 minutes walk down the hill, and larger supermarkets, Asda, Sainsbury, M&S, just 15 minutes' walk through the nature reserve. The village boasts coffee shops, a traditional village bakery and plenty of green spaces plus a Norman church. La Tana is an excellent Italian restaurant less than 10 minutes walk away with a Miller and Carter also nearby. The two local pubs serve tasty restaurant quality meals - The Long Man of Wilmington from its Thai kitchen and more traditional fare from The Ladies' Mile. Both serve delicious Sunday roasts. The house is situated 10 minutes' drive to Sussex University. Preston Park is 25 minutes walk or 10 minutes on the frequent bus. There is free on road parking nearby, and the frequent bus service into the City stops at the top and bottom of the road. It's 20 minutes by bus or by cycle to the City and an Uber or taxi should get you home from the centre in about 20 minutes. The property is perfectly located near the South Downs for walking excursions, and near the A27 and A23 intersection for easy road access. Gatwick airport is only 30 minutes' drive by coach and the Patcham stop takes 12 minutes walk. Quieter beaches are 20 minutes' drive away at Shoreham Beach. You may even find a patch of sand there! Take the bus into Brighton and paddle on the pebbled beach between the piers, or head into genteel Hove.
