Second time we have stayed at this property. My dad is a wheelchair user and the whole property is designed with a wheelchair user in mind without making it overly obvious. Great location, parking, washing machine and welcome pack. We'll definitely be booking for a 3rd time!

The garden is beautiful and loved the sound of the babbling brook at the end of the garden. The upstairs was light and airy with fabulous views. Very clean and with lovely decor.

Right in the heart of town, a minutes walk from Fitz park to let dogs stretch their legs. There's a Spar shop in the opposite street as you leave the property for any emergency groceries. Lots of room, 2 bathrooms, full kitchen with dishwasher, fridge freezer, coffee machine, washing and drying facilities. Lovely living room, kitchen diner space with exceptional views on the top floor. Keswick cottages who manage the property are round the corner, really easy to get hold of and very helpful.

Location was fantastic for exploring the Lakes district.

What a lovely little place! I booked a single room as I was there with work. The rooms were very clean and very new looking and the breakfast room was lovely with the ability to take your dog in with you (with little carabiners to attach your dog lead). Often in many places, the dogs have to stay in a separate area or in your room. Breakfast was also great with a lot of choices of a cold counter plus hot food choices. Parking was good at the front and at the back, I'd definitely look to stay there again!

The property was beautifully decorated and very clean! The views are lovely and we had a little brook behind our room that was so relaxing. Had everything we needed for our stay and would recommend!
The Royal Oak is very clean and comfortable. The staff are welcoming and attentive. A bonus is that dogs are welcomed. The food is very good restaurant quality and prepared by the resident chef.
You can walk into the beautifully rugged hills from the hotel via the soft green, peaceful farmland.
There appears to be a regular bus service from the village as I saw many walkers waiting for it in the morning as they set off and early evening when they came off the hills.
The rooms are very clean, modern but in keeping with the age of the property. Breakfast is delicious with plenty of choice. Free tea and coffee available through the day and evening. Excellent water pressure.
