After reading a couple reviews, I fully expected to hear Ed Sheeran on the breakfast room speakers and the lack of counterapace in the bathroom to bother us, we are disappointed to say, he did not make an appearance and we made do with the lovely hand soap and lotion. (Haha)The breakfast was spectacular! Best black pudding on our trip. Staff was amazing, we checked in rather late, very accommodating. Room was very clean and cozy. Wish we had been able to stay longer than for a quick stay. Parking was easy as well. Lovely accommodations.

Easy to find location, Google takes you to the door. We stayed in this newly renovated, to an incredibly high standard guest house for a couple of very enjoyable nights. Each room is very individual and a completely different aesthetic to one another, we stayed in Room one which not only has a beautiful Roll top bath , but from the sitting area you can see the Whitby Abbey ruins. Breakfast, which was both a selection of cereal, fruit, yoghurt and juices , then a delicious cooked breakfast if you like ( plus toast and jam too) was served by the hosts George and Lynn, whom were both attentive, friendly, funny and so informative of the local area, suggesting many places to visit , dine at or walk too. They really do appear to care for their guests and to ensure the guests can enjoy their stay to the maximum. The guest house is easy to find on Prospect Hill, just after the lights when coming out of Whitby centre. A short walk downhill to the town, but you may want a taxi back. Parking however is provided for residents at the back of the guest house.

Burnley house is gorgeous and the rooms are decorated beautifully. To be honest I thought I had booked a hotel and not a B&B due to the overnight cost (£150) but was pleasantly surprised. The lady was friendly, the room was nice and comfy and the breakfast was lovely.

Location was in a nice area, good access to Peasholme Park and beach.
