This annexe in Derby was perfect for me in every way and I wanted for nothing. Marcia is just lovely and cares greatly for the comfort of her guests; rarely have I stayed where such care and thought has been put into the accommodation. It is clean, warm and cosy, the bed is comfortable and there is a well appointed small kitchen with a microwave, fridge and dishwasher.
This is great value for money as well as just being a great place to stay.

Lovely quiet location. The room was amazing with plenty of homely items, and the bed was very comfortable. Amanda even offered bacon and sausage baps for breakfast if we wanted. Would definitely recommend for anyone stopping in the area.
You will be well looked after at Hylands with its clean, comfortable accommodation and warm, friendly atmosphere. Bus and train links to the city centre are close to the guest house.

Very clean and comfy room. Slept like a baby, room was quiet and warm with a big ensuit. Decor was a little outdated but it felt homely and comfortable. Breakfast was served until 10 which was perfect as I don't have breakfast early. All items were nice, cooked well, veggie option was great and very filling. Lovely coffee! Staff were really friendly and welcoming. Really enjoyed my stay and felt safe and comfortable throughout therefore coming back in October when I will be finishing my course. Situated within a walking distance to town centre and all amenities.

Very good location, right next to the bus stop and had easy access to the festival, lovely and clean and comfortable, quiet location and felt like the host went out of their way to make sure we were okay there were even some snacks and food on the side when we came in
Host was so accommodating! When we arrived we requested to stay and another night which she kindly arranged quickly and easily! Quirky apartment with everything you need! Great location, the village is lovely! Your a 2 min walk from a good few pubs, restaurants, cafes, spas, supermakets etc. 10/10 would stay again!

Got married and had the reception at this hotel 30 years ago. Always nice to come back and was given the offer to upgrade to the room we had when we got married in the heron suite. Stunning views great location quaint but large well equipped room.
