The hotel was clean and safe with card key entry, staff were very helpful there is air conditioning and heating control in the rooms which is easy to use that's why the windows are all sealed.

The rooms that face the road are a but too noisy.
Initially we booked a room with twin beds, but upon arrival were checked-in into a room with a double bed, which was bot acceptable for us. Happily the owner arranged a second room as this booking mismatch was their mistake.

Location great. Breakfast perfectly adequate though a greater choice of cereals would have been good ie muesli/ yoghurt.
With free private parking, the Aynetree Guest House is on a main bus route, with excellent direct access to Edinburgh city centre.

The Aynetree Guest House was very cosy. The room had everything we needed. The location positively surprised us. Only a short walk away from Portobello which offers good restaurants and shops and pretty sunsets on the beach. The bus connection to the centre of Edinburgh was very convenient. We nevee had to wait long.
The accommodation is very good. Parking is adjacent but on the street. There is very little to see in the immediate area as it is largely an extended housing area. It would make a good base to enable travel throughout the area.
