This property is full of character and charm. We loved all the touches of tartan and the size of our room, it was very comfortable. The staff were friendly and the service was exceptional. Would recommend to anyone visiting the area.

We were attending a wedding at the famous Rosslyn Chapel in June 2024 and due to a mix up we had booked our original hotel for wrong dates and could not rebook due to the Taylor Swift concert demand . Fortunately we found The Peebles hotel available for the correct dates.
When we arrived we were delighted with its location and view and our room looked out of the front of the hotel across the grounds towards the hills . Plenty of parking in the front of the hotel. The reception staff were very welcoming and helpful getting our luggage to our room on 2nd floor.
An afternoon lunch in the bar area proved very good with prompt friendly service and breakfast on both days was very superbly managed by the staff despite the large volume of people (Swifties) going through the restaurant. We slepted comfortably in the bed which is always a blessing.
We noted that the hotel ran lots of activities for families , there was also a big wedding on at the hotel on the same Saturday as we went off to ours but even when we arrived back late Saturday night there was no disruption from noise.
There was also spa facilities but sadly time commitments did not allow us to take advantage of them.
On the day we left I found I had somehow mislaid my wedding hat and mentioned it to the receptionist who took my details. She rang me some time later to say it had been found and would arrange to get it back to me which she did so .10/10 goes to her for being so efficient in dealing with the matter.
Overall this is a big hotel , but it is very well run by friendly welcoming staff and is looked after which is in my books very important. It has a lovely feel to it of its days gone by we would certainly stay there again if we are in the area .

Recommend Caddon View Guest House.
Recommend Caddon View Guest House. Innerleithen would be a lovely holiday destination - an interesting small town with lots of shops and gift shops to explore, local country walks, cycle hire, lovely restaurant at the Traquair Arms. A highlight for me was a visit to Kailzie Gardens just a 10 minute drive. This has an amazing walled garden (17ft high walls) with herbaceous borders, glasshouses, a flower cutting garden, veggie garden and wonderful arboretum for walks and picnics. Also a courtyard garden, putting green, trout fishing and a fishing pond for children. Visit for a day or afternoon for walks and lunch. See their website for holiday accommodation (with secure bike storage for cyclists).

Good location with regular bus services.
Good location with regular bus services. Good location to travel to and from by car.
Not alot of places to choose from to dine in and the one pub offering food can be abit pricey but they've a captive audience.
Plenty of takeaways if that's your thing. Also a supermarket to buy daily supplies.
Leave your car and use the regular bus service to other local places.
Traquair House is a must place to see and they do excellent lunches.
Be aware that a lot of kitchens in local towns stop food at 3pm. You will be able to get coffee and cake in some at that time

Most charming small town I have visited in Scotland.
Most charming small town I have visited in Scotland. Everything is very intimate in a sense that you have exactly what you need - couple of restaurants, a few shops and lovely people. There is a charming coffee on the main road with the nicest staff. The town itself feels like home even to an outsider.

Great to stay for a few days.
Great to stay for a few days. Lovely high street with good takeaways and restaurants. Highly recommend a trip to Caldwells ice cream parlour.
We went during prime fishing season so there was lots of activities at the Fish ladder. Watching the fish jump was brilliant!
Lots of nice walks and you are very close to Peebles for a change. We also visited Glentress for incredible scenic walks.
Great location for mountain biking and access to the Innerleithen high street. Pleasant little garden by a stream, complete with sturdy Asgard metal bike storage unit. Immaculate flat with a lovely feel and modern facilities. Coffee machine and complementary biscuits. Big fridge and freezer should you need them. TVs in the bedroom and living room, where there is also a comfy sofa. Bright (white) decor and clean carpets. Bedding clean and inviting. Easy to access keys from the key safe. No noise from neighbours. Very happy with it.
The staff were more than helpful, the hotel is situated just off the main road, close enough to walk to anywhere you need to get to but not too clos you are disturbed by the traffic, what little there was. I would highly recommend staying at this hotel and hopefully ill be able to stay again, whether it may be for work of pleasure. I do plan on returning to spend some time in the village, it really is a beautiful place.
Like Innerleithen as a town - nestled in lovely hill country beside the River Tweed. Apartment is well equipped & Annette & Roy are very attentive to your needs. I was there for a cycling event in & from nearby Peebles = very helpful that the property has it's own lockable cycle storage.
We thought it was an excellent property - well furnished, very clean and homely. The location was great for exploring the Borders and facilities in Innerleithen are a couple of minutes walk away. Games were provided, which were great and added to the homeliness. We'd happily return!
The room was fabulous, nice big bed, gorgeous view, hearty breakfast and Guy was so lovely and helpful. The location was perfect as only a minutes walk onto the main street where there are a couple of pubs and some lovely shops. We will definitely be back.
The property was in a beautiful location ,only a few minutes walk into Innerleithen Main Street. The breakfast was superb and the hosts were extremely welcoming and helpful. It was like home from home. We'll certainly return again.
Beautiful location, and lovely grounds to wander in and sit in. Stream nearby and a lovely walk along the valley from the door. We had bikes with us and it was a very nice ride into Innerleithen, the nearby village
Big room, clean, comfortable and lovely staff. Right on main street and off street parking. Great value. Perfect spot for biking in Innerleithen, Golfie and Glentress
