What did we like? We loved, loved, loved the location! The Sea Breeze Inn is close enough to downtown Newport's shops and eats to get there conveniently, and yet it is far enough away from all that traffic and congestion so you can relax and enjoy some solitude. We also liked the fact that the windows in our room actually worked as windows are supposed to, letting in those great ocean breezes, and letting us breathe fresh air. We also liked the cooked to order breakfasts each morning.

We loved everything! Breakfast was very well stocked. Loved the ice machine and Poland Springs to fill our water bottles. We had a late check in and they were so accommodating.

Favorite places: Sachuest Beach, Sachuest Point Wildlife Refuge, Great eateries include Johnny's Seafood at the Wyndham Hotel, Atlantic Grille, Tickets, Chilli's and Chelsea's.

Middletown is a great location to visit Newport and other areas of Rhode Island. I love Second Beach and our hotel was a 5 minute drive from the beach. It's also super close to downtown Newport and the Cliff Walk.

Stayed in Middletown to be close to Newport. It was the perfect distance away from the center of Newport. Middletown seemed to be more of a residential area and we didn't spend much time there, except to stay at the Inn.

Staff was pleasant. Breakfast was adequate and as represented. Shower could have been better. Door lock inoperable on last day. Needed new batteries. Excellent price. Good location. Overall, for a short stay in a high cost area, it was acceptable.

The hotel was only a few miles from the venue
It was also close to downtown newpirt and most 9f the sightseeing etc. There were restaurants and beaches very close. We enjoyed the smaller more intimate property

Booked two connected rooms. Beds were clean and comfortable, and that's coming from a germaphobe! The bathroom had a few rusty yellow stains though, mostly cosmetic, probably results of age. Overall, the rooms were pretty well maintained. It was mostly quiet for the rest of the evening aside from some young children running in the halls. But that stopped by 9pm. Hotel offers plenty of parking spaces! Would consider returning.
This hotel was clean and the room looked recently refurbished. Overall all I needed was a place to sleep for the night. The bed was comfortable, but a little lumpy. The TV worked well and the fridge in the room was a nice bonus.
I a pinch I would stay here again, but overall I would probably make another choice because I could get better value for the price at one of the many other hotels in the area.
Fantastic walker friendly location near the cliff walk, from here you can walk to the vanderbilts mansion via the cliff walk gorgeous views, most rooms have sea view from one side and others view of large sea pond from the other side, easy to park, right by the main beaches of newport, can leave car at hotel and enjoy the beach, great even for winter days as one can walk by the cliff and beach,

Warm welcome and hospitality, great linens and towels, small frig and balcony, delicious daily breakfast for two included in room charge. Snacks and desserts, including homemade Greek pastries, beverages, lunch available in the restaurant or to go. Great location for Newport, Middletown.
The hotel is very comfortable and clean. It was decorated nicely for the holidays and the rooms and common areas were spotless. Loved that the TV had built-in Chromecast so we could easily stream whatever we wanted to watch to the TV. The hotel is in a great location for exploring Newport (10-minute drive) or other East Bay towns (20 minutes to Bristol).
Exactly as advertised - no frills but a great, high value location to crash and explore Newport -which we did by bikes. Owner was nice enough to let us keep our truck in the driveway during the day. We will be back as my elderly parents are in elder care nearby and we can’t afford $$$$$ Newport hotels, so we are grateful. Thank you
This hotel was perfect for my family’s needs. The location was great, in a nice quiet area, yet close to everything we needed. The best part was the friendly and helpful staff. I would definitely return to the Sonesta in Middletown if I’m in the area again!
Beautiful historical mansion. Big room with large four poster bed and pleasant bathroom. In small park with lovely trees and free parking. Not in center Newport but nearby, ideal to drive to the harbour or classic gilded age palaces in Newport.
Friendly staffs. Good area near by everything you need, fast foods, restaurants and supermarkets. Comfy bed, very clean and huge room. Have microwave and coffee machine in it. Lobby have free coffee n tea machine.

The room is a nice size room and the bed was very comfortable. However, the room does need some updates(walls, bathtub). Location is perfect and close to the beaches and downtown. The price is a bit high for this type of hotel.
Hotel's location is perfect for the beach and Cliff Walk. It is a couple mile drive to downtown Newport so if your looking to spend most of the day there, plan on spending $30+ dollars to park.
This hotel is about 10 mins from Newport! Check in was easy and my room was what I expected. I was unable to obtain a late check out but my check out was extended by 30 mins which was fine!

Location is a bit far from city center, but cliff walk is in walking distance. They have free shuttle service to the city center.
