A lovely location close to the town centre. Each of the rooms is named rather than numbered. The breakfast was good, with a choice of various foods. It was lovely to have the drinks made for you, rather than use a machine.

Myself, my wife and our dog stayed at Villa Gioia for 1 week at the end of May.
The road to the Villa from Fabriano is very steep and winding and is not in the best condition.
When we arrived we were met by our host the property owner. The host was very accommodating and later gave us tips of what to see around the area. The car park area was about 60 meters from the apartment so we had to unload first then park the car.
At the time of arrival the weather was terrible, it was cold and very wet outside. The apartment was chilly inside but after a little heating it was bearable.
The accommodation was very basic but comfortable for our needs. We were on the ground floor with a shared entrance to another apartment.
The accommodation consisted of one room, a very small kitchen and a shower room. The room had one double bed (formed by two singles together), one single bed, a wardrobe without drawers, a table/desk with TV on top, a two seater divan and two kitchen chairs. We kept our clothes in our suitcases during our stay.
The kitchen had a gas cooker, a double sink, a small fridge, a square table in an angle with two chairs. The kitchen was approximately two metres by two metres. The crockery was a mix of various old plates and wasn’t sufficient for self catering. The cutlery was also a mix of various sets. The pots and pans were old but sufficient for a short stay. The oven wasn't usable as there are no trays to put food on. The coffee machine was in fact a mokka there was no kettle to boil water. In the kitchen cupboard there were a number of empty bottles and the washing up clothes had seen better days. Washing up liquid was provided. No consumables necessary for cooking or eating are provided, so take what you need.
The shower room was quite spacious and had a wash-hand basin, a bidet, a WC and a small shower. The shower doors were broken at the base but were still closable. The toilet seat was also broken and moved sideways when sat on.

We loved exploring Fabriano and the local area. It is off the normal tourist trail, despite being on a main train line with plenty to see and do once you are there. The Fabriano paper making museum is fascinating - we requested an English language tour by email and we ended up with a personalised tour, which was so appreciated - fabulous staff there. The art gallery was also well set out and very informative - we were amazed at the early artwork there. The amazing stalagmites and stalactites of the underground Frassassi caves are a short drive or train ride away and are absolutely stunning and worth the effort to get to. Nearby to the caves is walk up the hill to the Valadier temple set into a mountain cave - awesome views and well worth the uphill effort!
good breakfast, nice lady at the breakfast helping us with everything, the place is quite close to the centre, with free parking possibility at the hotel. everybody and everything was nice.
